Am I right in thinking that aside from the photos, there is literally no mention whatsoever of the jumps... reckon they've missed a trick there

£45k starting bid with an unknown reserve, why not just start at the reserve price. If it was actually available for £45k then I'd be tempted.

looks like quite a few planning constraints on that site so doing a Grand Designs might be tricky
£45k for 3 acres in Surrey, there's no way you'd get permission for a house on it. If it was possible then the starting price would be 20x that!
A friend just sold a small field (1 - 1.5 acre), with road access for £100k. No chance of getting planning permission, but the new owner has a dog walking business and hires out fields to other dog walkers/owners.
£10/hour, 10hours a day (plus more in summer), 364 days a year (and it is that busy). They're making a 30% return without lifting a finger!
