    Lots of differing opinions on Hope… But after reading ‘that’ thread I was dismayed to see the only universally derided piece of Hope kit is the seat post QR – that’s the only Hope item I’ve got!

    I had a similar experience to the OP at Swinley a few months ago – crashed over the top one of the berms at the bottom of blue 14. Although I’d got back on my feet, the bike was a few metres from the trail so it was obvious I’d had an off – 3 guys just sailed straight past without any acknowledgement.

    I’d like to believe most people would at least shout ‘you OK?’, sadly I think it’s significantly less than 99%

    How does this work in practice?

    That’s a good question & we’ve never tested it. We have challenged it with the mortgage company when we’ve needed to find a new tenant and they won’t compromise. DSS means housing benefit for the purposes of our situation.

    Our mortgage company don’t do BTL mortgages since the financial crisis and they are actively trying to get out of the one’s they have – twice they’ve called me asking if I’ve considered looking around for a better deal. I don’t want to give them any excuse to call in the loan by breaching any of the mortgage conditions, so we just live with it.

    Landlord – yes.

    A few bits of advice from my experience:
    – if you’re buying with a mortgage, check the small print. Our BTL mortgage prohibits us letting to DSS tenants. Might not be a problem for you, depends on the area/target market
    – Ideally buy somewhere close to home if you can, that way you can keep an eye on it and do any small jobs yourself, rather than always paying tradesmen. Newer properties are much less hassle from a maintainance point-of-view, but not always the best investments.
    – choose your agent very carefully (get recommendations). We’ve had more problems caused by poor agents than by problem tenants
    – do your own departure checks when tenants leave. Agents (even good ones) won’t necessarily have the same standards as you – what they find acceptible wera and tear, you might not.

    My most memorable experice as a landlord was when our first tenant left, the agent called me and said ‘she’s left the place immaculate, I recommend refunding the deposit in full’
    I asked for some photos before agreeing, which revealed the tenant had nicked the washing machine and painted the marble fireplace matt black – neither of which the agent had noticed!

    Actually she hasn’t specified it needs to be quartz, but everything else is the same.

    I popped into the Tag store at Cheshire Oaks a few weeks ago – they had a fairly good selection at ‘discounted’ prices. Apparently when designs are updated they sell the old models through these outlets – I think there are several around the country.

    As I don’t need mine until May I haven’t done any thorough research so can’t vouch for how genuine the discounts are vs any deal you might get in a regular shop, but might be worth a look.

    I’m not familiar with the Surrey Hills but Moors Valley is pretty much flat

    It’s good fun to blast around for a couple of laps though and there’s a skills area with some jumps and a pump track

    We’ve had Good Food and Delicious off and on – they tend to get a bit same-y after a while.
    Currently getting the Jamie Oliver mag – been very good & loads of recipes we’ve tried although the Xmas edition wasn’t great so don’t judge it by the one in the shops now

    I’m assuming the flooring connects to the boiler separately to the CH, is this correct?

    We’ve got underfloor through our whole ground floor – it shares the boiler (as heat source) but has it’s own pump and is controlled by a seperate timer to the traditional upstairs rads.

    Seperate timer is critical – as said above you can’t run it like rads, it works best left on at a low level, it doesn’t do instant heat.

    Is there an easy way of re-posting an ad if something doesn’t sell first time?
    To be honest, it’s a right faff adding photos & the prospect of doing it repeatedly if you’ve got a lot to sell is just a massive ball ache. I’d rather just ebay it where re-list is a single click.

    Had a similar dilemma for my 11yo lad. Having outgrown a 12″ Hotrock FSR, he’s been on a 13.5″ Hotrock hard tail for the past year. Next step should probably be an XS/S adult frame but I struggled to find one locally which fitted the bill. Plenty of Inbreds & similar around but I was worried a steel frame might be too heavy.

    Finished up buying a medium carbon hard tail for him – I reckon with the right stem & bars he might get on OK with it in a year or so.

    Has the added advantages of:
    – I get to play with it for now
    – it will hopefully last him until he’s old enough to pay for his own bikes!

    A few years ago I T-boned a car coming out of a carpark, resulting in bent bike, numerous stitches and a VW Toruan in need of a new front wing.

    Phone call to my insurance company went something like this:
    them: ‘did you cross a dropped curb?’
    me: ‘yes, but on a cycle path’
    them: ‘your fault then’

    Pretty clear cut as far as they were concerned.

    The red is all rollable , so take it a bit steady first time around and you’ll be fine.

    Personally I still prefer the blue – seems to link up and flow better. The red has some really great bits (as mentioned above) but some of the links between them are a bit dull.

    Had a similar issue with my XT cranks – always had an annoying creak but was really worried about over-tightening the bolt on the non- driveside arm.
    Borrowed a torque wrench from a mate, nipped it up, problem solved.

    I’m going to get one – worth it just for the peace of mind and to reduce the amount of time faffing with trial-&-error type solutions

    Once got to work and realised I had brought mis-matched shoes.
    They were both brown though so I thought, what the hell, no-one will notice.
    However after 10 minutes I discovered it’s impossible to wear two left shoes and walk about like a normal person!

    Only person I could find in the office with a company car was the Sales Director, so had to fess up to him and borrow his car to return home! Remember him looking at me like I was a bit simple.

    If you’re going on a Sat morning it will be busy unless you get there early.
    Car park opens at 7, will be packed by 8.30/9.00 if it’s not raining – not everyone will be on the trails though as it’s shared with the non-MTB facilities.

    Worth it though – I regularly do 45 mins each way.

    I’m not a huge drinker but these kind of stories scare the shit out of me as I genuinely have no idea how much would put me over the limit the next day.

    Is there a rough rule of thumb? I’ve heard it takes 1 unit per hour to pass through the body, but over the course of an evening you’d drink a number of units over several hours, so how’d you work it out? Does anyone bother?
