    How much should I expect to pay for a re-roof of my house? This would be a strip, replace membrane, batons, valleys and ridges and re-use most of the original tiles/slates.

    It’s a sizable roof, with an upper level at 64sqm and a lower level at 40smq with two 3m valleys and about 20m of ridges. Around 1/3rd of the upper roof would not have the tiles replaced as an in-roof solar install would be going in its place.

    I’m in the South West if that makes a difference.

    I can tell you what I got “quoted” for a single side 6m bottom and about 4m at the top to replace batons, lining and tiles… £12,000 (bad ascii art attempt to illustrate)

    In South West France about 45k euros. It would be cheaper to have new tiles because the labour cost for stripping and storing and sorting the originals is more expensive than chucking the old ones down into a skip and having new ones delivered.

    – Interesting – we were told the opposite. They said that the process would be to come in and power wash the roof clean then essentially stack and move the tiles around on the roof as the membrane and batons were replaced. This saved them time lugging thousands of tiles up to the roof and disposing of the old ones.

    Our extension cost about £7500 18 months ago for a reroof. Single pitch about 35 sqm. New lead along top edge and 2 corner valleys, double felted (due to low roof pitch) and a flat system tile (slate like appearance).
    They were reluctant to reuse slates as the time to check and redrill on old ones was too much.
    Spanish slate would add about £1500 and Welsh slate double the cost. Pitch was too low for natural slate anyway, hence it was leaking and needed reroofing.

    We paid 10k last year for a detached 2bed bungalow, 1 extension front and rear.

    Used 2000 tiles at 1 quid each, new battons, membrane, skip at 250, skirt things that drop into gutters, they look good they hide the gap, scaffold was 800.

    2 guys worked all day for 2 weeks. Had to wait a year but we’ll worth it. Tile lines are spot on, lead work in valley really neat and pointed to stop birds getting in.

    We got 3 quotes and went with the guys who only do roofs, middle price.

    My mum just had hers done at the start of the year, 4 months after it had storm damage. Just couldn’t get a roofer due to all the storm damage/covid etc. Got the whole roof redone,membrane/battons and times. Insurance were offering £6k to patch it, ended up going whole new roof at about 12k. Then the chancer wangled another £1,500 out her for new facia/gutter etc that were not in the quote! Chancer, but as he was the only one available she paid up. This is Scotland pricing.

    Definitely go for a roofer not a builder who does roofing. That’s why ours needed replacing!
    N.B. I’m sure there are good builders who can do roofing and unfortunately there are some real fly by night roofers but as with most things a good specialist is worth finding if you can.

    This is mine which we had done in 2021. Including new roof Velux windows, gutters, down pipes and some pointing on the end wall it came to £26k 😳
