Glentrail House would be perfect if you want self catering.

Highly recommend the tontine hotel in Peebles! Short journey to both venues, cracking food, especially the local steak pie, nice rooms, great breakfast, lovely staff and a sound night porter serving till the last man leaves! About 20 of us stayed last year and it was perfect. Also Peebles is a lovely town with a few decent bars!

Try here : Innerhaven. It's run by Andy from Go-Where and his wife Aneela. They might even show you some natural trails in the area...

Oh, just saw you need accomodation for 12, so Innerhaven might be too small ... sorry.

Glentress hotel have some nice self catering places, you maybe able to squeeze 12 into one of them, or split yourself between the 2?

http://home.btconnect.com/glentress/

or the hotel itself has has 12 rooms (some of the doubles, twins etc)

Also Peebles Hydro have a bikers offer:

We've stayed with these people a couple of times: http://www.mountainbikeapartments.com/ You're 2 minutes ride from Innerleithen trail head and a 5 minute drive to Glentress. Oh and a 30 second walk to the pub, in Innerleithen! ๐Ÿ™‚

We stayed in a really good B&B last time we went. Can't remember the name but its was about 500m away from glentress visitors centre towards peebles on the left.
