I've seen a house I and my Partner like - good location with nice views from rear of the house, short commute to work and the Pentlands on the door step.
The only issue with it is that the kitchen / dining room is quite small.
What sort of cost would we be looking at for either a 5m x 2.5/3m single story extension or insulated and usable conservatory to be built?
I note that several of the neighbours already have them so planning permission ought not to be an issue
Possible to save quite a bit if you are handy, also very easy to spend a lot. There's also a huge number of variables. I'd estimate around £20k as a starting point
we put on a 6mx3.5m story and half on the back of our house for the same reasons. Build cost was just over £35k, not including floor coverings, but did include lights, switches etc. This did not include architects drawings, costs for planning consent etc.
20k for an extension in Edinburgh you wont get much, drawings, maybe a structural engineer, foundations, drainage, brickwork, joiner, plumber, sparky, roofer, roughcaster, taper/ plasterer, decorator, skip hire, kingspan lots of it and then theres the kitchen.
If the engineer is required then the cost will go up
I've just had a quote for a 3.5 x 3.5 glass roof extension for 12k including everything.
I would say somewhere near £1k per sq. m is about right as a guess talking to friends who have similar extensions.
Could be 20k could be 70k
Defo correct nickjb but change to "Possible to save thousands", don`t go with one company to do it all just ask around then get the right individuals in as and when required, all is possible if you are flexible and a good planner.This is a nice job really, drains may be an issue if they are in the way and usually are.Good luck.Possible to save quite a bit if you are handy
We built one (with a little help from traders), for about 6k.
A lot of work though!
A conservatory is a different beast to an extension though, in both regulations and costs. Can't see much change from 30k for a proper extension.
we have just demolished our conservatory and rebuilt it as a proper extension with a loo on the end. 20k is good estimate although it is likely to come in over that with flooring and doors etc. My one tip for when you're getting quotes ask the builder you go with what's not included in the price. To my surprise door frames, doors & skirting boards weren't included in the price I had.
I built one at my old house. 10sqm. I designed it, drew it up and did all the building work myself excluding the brickwork and it cost around £15k and one year of non stop hard work every minute I wasn't at work or asleep. I used top end finishes throughout.
We got a full width extension a couple of years ago. About 8m wide by 3.5m out. No planning permission needed (less than 4m). The total build costs, so leaving me with a plastered, glazed shell ready for furnishing was £26k. That included the cost of labour to lay flooring and fit a kitchen but not the supply of. The kitchen was another £9k and we just went with laminate in the end for about £400 (vs. £5k for engineered wood!!). We also upgraded the two sets of French doors to bi-folds for an additional £1500 and had wet underfloor heating installed for another 3K but that included the replacement of the boiler, relocation and conversion from vented to unvented CH system. So about £40-oddk all in but it's left us with a lovely open, airy space that we spend most of our time as a family in. Never looked back, wish we'd done it years ago. I've not even checked to see if it's added value to the house, I'm sure it has but I don't care as it prevented us from moving which would have been ten times the cost.
We are currently in the process of waiting for planning to be granted (Don't need it but for the sake of a few hundred quid) on a single storey flat roof with lantern light extension. it also includes a utility room and down stairs toilet/shower room.
Floor space isn't huge @ 36m2 but to get it built to a plastered shell including doors, windows, electrics, heating and plumbing, standard sanitary-ware in WC/shower-room and middle range units in utility is £38k inc VAT additional to that we will have the cost of a kitchen, flooring, decoration and any over extra's we decide on.

Just build a massive shed and spend the surplus on mancave equipment.

Structural Engineers are pretty cheap, both time I've used one, cost was only about £300 for a full set of drawings.
You'll always need a structural engineer. The building regs inspector needs to see the structural calcs.
No planning permission needed (less than 4m)
I think its 4M for a detached house and 3M for an attached house so something to consider as you'll need plans for anything over 3M potentially.
Friends had a single story extension on the rear of their semi, including a nice kitchen (but not too end) and a patio about £70k bifold doors cost q big chunk
We've just had two quotes against proper drawn up plans, local authority planning agreed for a rear, single story extension. I can remember the cost but i can't recall the size. Will look it up later when i get home.
Quote are circa £50k plus VAT but include bifold doors and roof 'lantern' (glass pyramid type structure) with self-cleaning, solar reflective glass.
Don't get a conservatory. Too hot in the summer and too cold in the winter plus add nothing to the value of your house cos the next person who buys it will say "Too hot in the summer and too cold in the winter" and in a few years time it will be looking shoddy, moss covered etc. and new owner will want to get it pulled down/replaced.
As you can see from the above, the quotes vary wildly and I guess that's why builders don't quote based on info gleaned from the internet but builders usually have a standard rate per square metre (or is it cubed, I can never remember).
Get a proper house extension.
footflaps that is cheap for an engineer maybe lintol specs, foundation depth and fabric and roof trusses come with calcs maybe 2 A4 scribbles. Its not their charge its some go overboard with specification
wobliscott i thought that to but just finished an extension in Fife approx 7.5 x 7.5 single storey no engineer involved maybe building control didnt notice or just didnt need
Circa 50k so not far from the 1k / m sq but just the separate trade prices no middleman with flashy range rover to be seen
Just doing this myself and playing around with plans.
Would be interested to see what others have done.
