As suggested above, I need to get house insurance for an empty and unoccuoied house. For some reason this seems to result in a lot of metaphorical sucking in of breath and mumbling "that'll cost you " from the traditional insurers.

if its empty I'll offer you contents insurance for £200 a month with an excess of £350 and no legal cover or industry accreditations but only on the condition that you brick up all windows, doors and utility service points, install razor wire, sentry guns and HD-CCTV.
