Flat roof needs replacing sharpish and some chimney work at the same time would be wise.
I'd tackle the flat roof myself, but not too sure on some details, so best get man in.
Any recommendations please?

Its usually fiddlers that do roofs. One man bands aren't very good with ladders 🙂
