Financial matters are not a strength. Am I right in thinking that if my rent is paid one month in advance the last installment would be 30 days before the date I wish to move out, and not 60 days? I ask because I have a vague recollection of paying 2x months rent on starting and a deposit of one month.
In a related issue, am becoming slightly suspicious of landlady's intention of returning my deposit, on account of her evasiveness when asked for postal address or contact details other than email/mobile. Where do I stand if she decides to be difficult? I understand that the deposit should be protected by a scheme - would I have to go all the way to court to have it returned (and yes, flat is in a better state than when I moved in)?

Steve, cheers for all your advice a few months back, the landlord eventualy moved out, and i tore the cartilage in my knee so i didn't need to move anyway in the end.
Yes, thanks Steve, will have a look. I gave her a month's notice last week and haven't had an acknowledgment. She's normally very quick to email/phone but appears to be avoiding me... Suspect she's seen the state of the rental market in London...
It don't matter if she don't respond, as long as you gave her the right amount of notice
Deposits are funny things. Every new assured shorthold tenancy since 6th April 2007 MUST protect the deposit in 1 0f 3 government schemes. If your ll does not inform you of the scheme within 14 days of you giving to them, you can take them to court and they will get ordered to give you 3x the original deposit.
Yuo can find out who owns your property and there details form the land registry.
