Hello, I am a convenyancer. I have delegated your request to the office junior, who will reply to your post three weeks on Tuesday, if they remember. The reply will be £500, plus a £265+VAT insurance indemnity fee. I will also need to check with the coal board whether your forum post is located on top of a historic mining site, which will be a further £65. Thank you.

yes, sorry for the sarcasm.  We sold a flat this year and it was all like that! Had to chase them every step of the way.  Took four months, and there wasn't even a chain. Made a formal complaint in the end.

Annoyingly it was a flat with a slightly complex leasehold arrangement. Apparently no-one can be arsed dealing with those, they only want the easy stuff, so they delegate it to the office junior. Who doesn't know what to do, because they're 23 and they've only been there three months. So nothing happens. Except someone finds a way to charge you for the fact that the deceased failed to give themselves written consent to have their own windows fixed! (this actually happened)

Doubly annoying because when we bought our own house, the conveyancer was great, and we thought that maybe the profession was unfairly maligned. But no.

Doris, wasn't O'neill Patient was it? We just finished a move using them and it sounds very similar. We basically had to do the job for them and suggest actions to fix issues they created.

Never moving again!!

Duncan, expect to have to chase the conveyancer regularly for progress. They all seem to be in no rush at all at any stage.

Whats the question exactly?
I had a good experience with a local firm - you should be able to get a quote/estimate before comitting, the below is what I paid on a circa £150k freehold to give you an idea, dunno how much more admin is involved with leasehold purchase, not a huge amount I guess assuming there's nothing complex about it?

As its over 3 storys and 11m loads of convencers are not wanting to touch it due to changes in regs

I hope not, as they're monumentally shit. Would pain me to know they ride bikes.
