MTBiker friendly B and B Keswick

Hi guys,
Next years big Manxie trip over is to the Nortern Lakes:
Does anyone know of a decent B and B, in Keswick, that has 10 rooms or more?
The usual MTB requirements:
Clean
Good breakfast
Reasonable price
Walkable to Keswick pubs/restaurants etc.
Singles, doubles, twin/triples etc

My Sunday night ride buddy Graham runs Harvington House B&b, he doesn’t have 10 rooms but may be able to help for some of you or suggest suitable alternative - friendly fella! 10 rooms is unusual for b&b.

Denton House - outdoor activity centre has lots of accommodation and cheap.

Gave up on Keswick for a variety of reasons (reviews, price etc) and found this place in Braithwaite. Guide is happy; Whinlatter nearby. Anyone been?
