We're having a house valuation in a few days.
Apart from making the house as presentable as possible, not giving away how much we want and asking what conditions there are / how they intend to sell / other similar properties they've sold, what else should I ask / look out for when they come round?
Oops wrong froum, however if it was easier to edit that sort of stuff I don't think I should get too much blame!
just had our first valuations and you generally get a feel for how much effort they have put into preparing etc
Also get a feel for communication with how they have arranged the appointment and calling to say they will be 5 mins late etc
on a slight hijack note we are trying to decide between two agents:
A) slightly better impression of work ethic and communication + 'free' rightmove premier listing. Have no matching properties to ours but some above and bellow the 'range'
B)Slightly less impressive pitch + no premier listing but 3 other flats on at our price including one on the same estate that could be viewed together
What do people think do you want to be the agents 'only' property at that price or do you want to try and catch more people by the agent having a group of similar properties at your price?
Oh and will you be hit by the 125000 FTB stamp duty lift?

My experience is that the agents are all shysters. We sold last year, and saw about 5 agents. In terms of the valuation, they all just looked at the internet for similar houses near ours that had sold in the last couple of years, and then said that number.
We'd already found a house that we wanted to buy when we were listing to sell, and had been looking at houses for several months, so we had a fair idea what the different agents were like from the other side. We chose the agency that seemed to do the best job of selling other houses to us, but they were not very good from a seller's perspective. Ironically, the agency that was selling the house that we bought didn't seem to have very good salespeople, but their back-office organisation was shit-hot so they pushed their part through very smoothly in comparison with our agent who found us a buyer quickly then did very little to drive the sale to completion.
FWIW, I don't think that a Rightmove premium listing is worth very much since people (well, me anyway) filter by price and location so they'll still see your listing. I also don't think that the mix of houses that an agency has on their books matters too much unless you're relying on foot-fall in the shop to find your buyer. I thought that everyone searched on the internet, so the important thing is the presentation of the salespeople, and then the usefulness of the sales fixer.
