OK, so the move to Dartmoor is on but despite earlier comments about keeping a singlespeed as my "main" bike, I'm starting to question whether my current bikes are really sensible for the local terrain

Current stable is:

Cotic Roadrat - 42:18 singlespeed, drop bar, cross tyres
Surly 1x1 - rigid, 32:16. My main offroad bike
Old, ratty, geared Gary Fisher which is way past its best and currently used for infrequent trail centre visits and child seat duty

I dearly love both the Roadrat and Surly and would like to keep an SS but given that we're halving our income for the first year with the move, any bike consolidation is going to have to be cost neutral. Unfortunately it looks like a bike may have to go, and given that the GF is worth buttons, it's probably going to be one of the ones I love.

I need a bike for commuting and a bike for offroad basically. My preference for the offroad bike is a steel hardtail.

Possible options:

Keep the lot, quit whining and MTFU.

Flog the Roadrat AND Surly, and buy a nice, new tough, reliable do it all bike with the proceeds. I'm thinking something like an Orange Pure 7 or 456 complete build? Convert Fisher to commuter.

Flog the Surly only and use proceeds to buy geared steel hardtail frame- salvage decent bits from GF for new build.

As above but flog the Roadrat.

All advice greatly appreciated? ๐Ÿ˜
