    Gosford isn’t on that map but yes the estate access tracks are accessible. The owners do appreciate it if you keep some distance from the house and cycling round the lakes isn’t encouraged

    There are some fantastic clifftop trails round about there, especially St Anthony’s Head opposite St Mawes, I’d try that on the cross. The roads round about there are winding wee lanes with nowhere to go if you meet anything head on, I’d go off-road. Or down to the Plume of Feathers.

    Take a look at Portscatho, that is a lovely wee village without being too busy

    Yes, we have the 2.0tdi engine sport, not too sluggish and handles well for what it is. I really like it as much as you can for a wee people carrier but it does suffer the known vw faults, water pump replaced but foc by vw. Egr also failed but easy to replace. I’d take a touran from a known source for £1k without hesitation.

    I would not consider the risk of falling especially high on those stairs, just because they aren’t to current regs doesn’t instantly make them dangerous. If I was doing a risk assessment on them I may note for improvement at some point but not urgently though I’d probably highlight the treads for the visually impaired.

    I think there is a tendency to forget that everyone has a personal duty of care, sorry for the op’s other half but if she’d been a bit more careful the accident may well not have happened.

    I was looking at these but eventually went for a Seat Altea FR tdi, cracking car for the money and has loads of torque without being too thirsty. A lot of fun for the twisty B roads.

    I tested the ST FR against the golf & octavia estates and the preferred the ST-handled the best, looks good, boot was a good size- as with the golf it has a false floor which drops to give you more room. The finish is a lot more similar to Vw than older seats though not as much silver bits as Vw or Audi. I would definitely go for the technology pack with led lights, they do a good job. Wasn’t as nippy as I was expecting but the engine hadn’t been run in yet.

    Ross & Liddell should have contacted you directly to let you know your flat had a leak, and should have been able to send someone to turn a valve off in the stair, I’d be holding them partly responsible as well. Afraid to say there are few decent factors out there, they’re as bad as each other.

    Loved my bikes, rode for 20 years with no accidents by riding defensively and not pushing things too far. At 27 with no kids I never gave it a second thought but years down the line and as the sole earner in the house with young children the cbr was sold last year. When they’re self sufficient I will quite likely get another.

    I’ve just bought a merida scultura 900 for £400, carbon forks on it. 1st road bike and very happy with it, never realised how much quicker it would be than my mtb

    If they hit you with breach of h&s I would definitely recommend them to do one. Risk assessment only required when there is a significant risk and as appropriate for a snowball fight as for a game of conkers. Anyone willingly participating accepted any risk involved by default, and any injuries hardly took place during work. You unfortunately seem to have a few chancers at your place!

    The flat downstairs should claim for this on their own insurance, any payment you make is goodwill only. The letting agents may well operate a maintenance company in another name and they know if they go through their own insurers that the work could go elsewhere.

    Good to see the HSE’s recent work on highlighting what is reasonable and what is just nonsense, Matt if you join your local IOSH group you’ll find it an excellent source of sensible advice.

    Commission. Used to work alongside their MD, they own a lot of the brands they sell and get most commission on those brands, e.g. cambridge audio.

    Evening meal in the Trastevere lanes, does not get any better! Imo all the usual sights are all stunning, Roman forum one of my favourites. If you have the time then jump on the train to Orvieto, only about an hour or so and well worth going to- wee tour of Umbria, amazing church and of course some local refreshments! Trevi fountain beautiful, Spanish steps nice but you will get constantly pestered to buy flowers.

    Now that’s a greenhouse. Great to see a building like that being maintained with care and effort instead of money just being thrown at contractors to get the job done, always intrigued to hear what project is going on next

    Looked at it too but at the time three were reportedly reliability issues with the app. Ended up installing a programmable thermostat which has been great, once set up I’ve never had to adjust so wouldn’t have neededto use the hive controls via the app anyway.

    The hive won’t help with heating different parts of the house, use the radiator trv’s for that or look at zoning the system so you can heat the ground floor only.

    Without knowing the building those roof and insurance apportionments seem unusual, normally an even share for roofs anyway. I’d also be uneasy about access rights even if it is unlikely they’d be exercised,

    I wouldn’t hide it, if it overheats you won’t know. And if you want to put a fixing in from the wall behind then it could cause a problem. I’d leave transformer by socket and lengthen the cable to the tv.

    Not sure how much interest the HSE will take in wet floor signs & soap at sinks, I’d like to think they’re addressing higher level risk. Sepa for general waste but LA for air pollution, you can check on sepa’s site to see if they have necessary exemptions, if they are putting coshh through waste water then business stream, trade eflluent authorisation will be required.

    Try Wheatrig Farm, Longniddry. Lovely farmhouse on working farm, food can’t be sourced more locally. Owners are great too.
