    Generally the rebuild cost is significantly les than the market value – some where between a 1/2 and 2/3. Yours is an unusual situation. Does the RICS website offer any more info?

    Cooking? About the only creative thing I do. Man cooking can involve alot of attention to detail and improvement/refinement over time. And you can eat it.

    Would your work consider a sabbatical? It sounds like a fairly cushdy job to be fair and a year off might just set you up right again. It would be a shame to chuck it in only to have to work 8 hours a day in a job you still hate earning half what you earn now.

    Sadly no, Menchov and Tiernan Locke in the last week alone. It taints a truly incredible sport and tales away from those riders who do race clean as the finger of suspicion always hovers over them. It also means Big sponsors for the pro teams are hard to find, sky the exception. Bel kin have only done one season. The fear of having your teams name all over the news associated with doping s still too much of a risk.

    I followed this advice and bought some Spesh BG for the Sportive I did yesterday.. £30 from Evans. No numb fingers excellent product. +1 from me and thanks for the advice.

    Diesel is what I was recommended and now use after asking the same question on here.

    Works like a charm and costs c.£1.35 a litre!

    I am 100kg although lowi-ish body fat% so climbing isn’t my forte but I’m getting better at it. Downhilling is fine but never lasts long at 30mph. So for me flat is where it’s at. I can get the easy speed with a nice sustained effort and really enjoy it, especially if sharing turns at the front with my mate.

    First check – Oil cooler core failure first.

    Than sadly it’s cracked cylinder head or less likely gasket.

    And one more thing OP – schedule the exercise sessions. Put the rides, walks etc that you want to do this week on the diary at the beginning of the week. Feels really shit when you don’t do it then.

    +1 for the myfitnesspal thing too. I did that from new year until Easter. Very interesting if you are totally honest with yourself and shows where the excess calories are coming from.

    A good motivation is riding with mates. They will be faster than you uphill due to the ballast. Lose that and you’ll keep,up with them.

    Or enter a hilly event on the bike in a few months, there’s nothing like sweating up a hill to motivate you to lose weight.

    I’ve done both, I ride with a mate regularly and I’ve entered the etape Cymru in September. It’s keeping me off the biscuits and on the bike because I don’t like being a slow sweaty mess!

    However a note of caution. Whilst some real communication can be useful when it comes to house buying if it ant written down it means nothing. So for the OP if the guy says yeah I’m going to sort the leak, re-plaster etc etc you must get him to then write it down and send it to you!

    Chatting between yourselves can be awkward if things start to go wrong to.

    But if your seller is decent then it can work great to be able to speak directly to each other. Just tread carefully as I’ve been promised something and then it didn’t happen several times doing it this way.

    Cheers trail rat. It’s a steep learning curve, I shall treat myself to some new rubber. Is there a halfway house between Gatorskins and the fast wearing ones you mention for a 100 mile a week sportive (ie slowish compared to a racer) rider like me?
