if you need to complete the sale of the house soon, then it will be question of ‘nerve’ between you and the prospective buyer, and how much each party wants the deal. Until you have ‘exchanged’ either party can back out if some aspect is not right for them, and offer to only continue at a new price, but any offer does not have to accepted.
You could decide not to accept any further reduction, and if they do nto want to proceed find a new buyer.
Estate agent should be able to advice if it worthwhile taking house off the market , having it reroofed and any other work required and putting it back on the market. If you are with a full service estate agent and they are not giving you advice you might want to consider changing the agent, subject to minimum length of engagement. Of course all depends if you have access to money to pay for the work.
At the least the next step is probably to get a some quotes for reroofing, and availability so you understand the situation – reputable roofers may have work booked up for 3 months.

When you let the air out of the tube do the beads stay on the rim ?
If so then dismount tyre on on one side, take tube out, add valve and try again, pushing down on tyre over valve to keep bead on edge of rim.
Ig that does not work , probably have a slack tyre and you need another round of tape. make sure tape is wide enough so it goes up to side of rim to increase the circumference where the tyre sits. You might need to go wider than normally recommended and arch the tape to get under the hooks when inserting it.

timfFull MemberI think (not with any expertise) you should be worried just as much about potential criminal liability for manslaughter in Italy or France as being held financially liable for negligence. Even if the case was weak and does not end up in court , might you risk not being able to leave the country whilst an investigation took place?
I think you might get a personal positive experience of being in those special places and have special moments (like when we met those cows in the mist) by riding it in early September with a few friends that you co-ordinated with like your first explorative ride in the area. I expect you would encounter others riding the route then, and enjoy meeting new people.
Seems sensible to only have the route and route notes on Komoot and Bikepacking.com and not issue them directly.
Might be wise to not get personally involved in organising any pre departure meal or the time of departure on the traditional date.

With hindsight pity I have not re-imaged to windows 11 as our compay help portal is saying a re boot resolved issue on windows 11.

I was reading the intalation manual for a heat pump using propane gas as its refrigerant, and it has minimum distances from window oppenings and doors. But it does not say anything about air bricks that are all around the ouside of my house. Has anyone discussed this with an installer ?

Might be best to give everything a good clean including the grouting. Consider painting any pipes that are discoloured.

But at expect more searching will get better sources of info including how the type of glass impacts performance.
I have similar windows to you in my house, mine are air tight and my working assumption that replacing them is not economically justified by any fuel saving. Plus on eco grounds on need to consider energy used in manufacturing new windows. If cared for wooden window frames have an almost infinite life, not sure if that is true of UPVC frames.
I have yet to do the formal calculations, on my to do list.

Need to change my wife’s car, currently a late petrol mini countryman, most days mileage is local and under 30 total, but there are two days where mileage is circa 120, with no access to chargers where she travels to.
Is there an EV or hybrid secondhand that has a range of 200-250 or more ? in a mid size SUV for a budget of £15k ?
She is adamant not leasing, or pcp.
I have been researching as well – Hyundai Kona with the bigger battery size and made in the last couple of years (with improvements) might match rage requirements. But budget probably matches an older one, amd maybe only with the smaller battery.
Might be worthwhile holding off buying for 12 to 18 months, as then as the improved ones become older they may come in to budget.

One funds relative good past performance is not a guarantee of future relative good performance.
You might want to consider not having all your investments in the same fund / market.
But minimising fees is a good idea.
It is worth comparing different SIPP providers fees which is the best buy depends on size of your fund and how often you will trade.

But many changes take place without being planned.
When the big supermarkets are the only places with cash machines will they be tempted to charge for cash withdrawals, which would probably cause many to stop using cash altogether.
I only pay with cash to get some change for the occasions I need it. Mostly I pay contactless with my phone.
But if I am making a small purchase from a small business I do pay with cash, as I assume they don’t have the negotiation power to get a good transaction rates.

timfFull MemberHow about a scaffolding gantry, some of those glass suction devices that are seen on grand designs when they dangle huge pains of glass from a crane and some chain and winch devices to connect the gantry and suction devices and some careful co-ordination of the winching.

Or possibly the administrator would get more by just selling the Wiggle brand, house brands and remaining stock to Frasers who already have a warehouse and IT system and the Chain Reaction brand to Halfords to put in front of Tredz.

I remember renting mountain bikes from Chapel Style Langdale in 1985 / 1986 when a was a member of City University Mountaineering Club and we got the cycling club to fund a join trip to the Lake district. We went riding around the quarries. Did not ride a mountain bike again for about 5 years.

timfFull MemberMay be the most likely failure mode would be that the bolt breaks. If this happens on tour it could be problematic as you need to find someone competent to drill the remains of the bolt out, and not be able to tow your trailer until this is done.
With rack bolts I have seen bolt snapping happen to others when the bolt gets a bit lose and allows the rack to bang up and down against the bolt.
I would be concerned about the bolt having a smaller diameter than the bobbin. This might be mitigated if the bolt supplies sufficient pressure to stop movement at a torque which is appropriate to the threads. I would suggest using a torque wrench and getting advise on a safe torque for the combination of harness of thread of bolt and frame and length of thread. Safe torque should take into account of lubrication of threads.
You would want to choose the right grade of steel for your bolt rathe than using a random one, and consider using Loctite and/or a antivibration washer (I find them very effective on rack bolts) to ensure it does not loosen and allow movement between the bobbin, the frame and the bolt.
(PS I am not a mechanical engineer hence I start my answer ‘may be’ and do not suggest a safe torque. )

timfFull MemberIt is actually useful as the debts can be offset against the value of the estate, it may not apply in this case, but it would reduce any inheritance tax liability. and allow the value of the estate to be know if there was a split between more than one beneficiary.
But I agree that the senders of the letters should have made clear that the debt was due from you as executor and not your personal liability.

Landlord will have to provide evidence of state at end of tenancy , and tenants can submit evidence as well.
Unless the evidence of damage is clear the deposit scheme is likely to reject the landlords request to retain the damage amounts and refund deposit to tenants.
The landlord has a legal obligation to inform the tenants of the name of the deposit scheme at the start of the tenancy. The deposit scheme will have standard procedure for appealing against the deposit retention amounts,
But in 1st instance write to Agent stating which damage and costs are contested.

1timfFull MemberYou do not have to follow the standard pattern of a service in the crematorium chapel followed by the body being cremated.
You do have the option of the body being collected with out ceremony and cremated, and then family and friends having a service separately in a church , or a non religious gathering in a place of your choice , if that is more appropriate for your family.
If you go and see a funeral director with out thinking what you really want you may get guided down the conventional route.
Wise to get some price lists from funeral directors so you can choose what best fits your family circumstances.

What i meant was that any sale can not be completed before Probate is granted, If the house is to be marketed before probat is granted then estate agent needs to be aware of the situation, and any experienced agent will ask, and have experience as to when best to start marketing.
