    Why is it “dodgy” for tradesmen to put a percentage on the material cost????
    All other shops and business’ do it.

    Some punters can’t understand it and believe all savings should be passed direct to them, and anyone who does mark stuff up is dodgy…

    How much is that Howdens stuff mer metre sq? I hate their business model, “Trade Only” so dodgy tradesmen can’t be found to be earning a mark up by their punters.

    That flooring looks pretty cheap, character grade with big lumps of filler in the knots.
    This place has ranges from cheap to dead posh!

    Having sold my house quicker than intended recently I’ve been rushing to either buy or rent something else. It’s been 3 weeks of hell, trawling the web, phoning agents and viewing. I’ve made 2 offers, both probate sales. One accepted my asking price offer two weeks after I made it, stressing it was conditional on the house being taken off the market. The other I’m still waiting on after a month. Apparently they’re overrun with offers and are having a hard time deciding. Strange that the overgrowth leading to the front door isn’t battered down.
    Now happily due to rent for a while during the economic winter of brexit gloom.
    I had forgotten what tossers estate agents are….

    Was it though? The OP doesn’t say he saw any signs. It seems he just regards a dog being on a lead as a warning.
    If dogs are unhappy with a pup’s attention they’ll usually warn them with a growl, but like people, there’s some mardy ones.
    Hopefully the pups OK and is a little more circumspect with other dogs but not scared stiff of them.

    What sort of dog was the other one?

    There are some jobs that are more aggro than they’re worth. Wheel bearings are one; driveshafts are another.

    Easy jobs with the right tools. The right tool is a 20tonne press.

    An hour+ in the morning with both the terriers, through the woods, thickets, culverts and brambles, up hill and down dale. The Jack Russell finds “walks” boring so a bit of hunting and death needs to be included.
    After breakfast she’ll carry on hunting in the garden until she’s called in for her tea, while the Fell Terrier snoozes in the sun until I’m ready to take him out for another hour’s walk or a run. The worst thing that’s ever happened to him in nine years is not having a second walk one day, while the JR couldn’t give a toss.

    I sold my old Forester after 10 years of hauling dogs, logs, kids and bikes and replaced it with a Merc .

    That suffered more in a month than the Subaru did in ten years.

    Mind you, modern Subies aren’t as tough as they were either…

    IANAL but I don’t think you’ll get a CCJ if the small claims court finds against you; only if you refuse to pay up and they get a further County Court order against you. CCJ = County Court judgement.

    I would fight it.
    Write to the builder rescinding your peace offering and suggest he takes better legal advice. If after listening to said better advice he still wants to take proceedings against you, you’d be happy to meet him in court, and may even consider a counter action against him…
    He’ll bother you no more!

    Except (go back and read the OP) – as far as i can tell from googling and talking to the council, there is no offence of allowing your dog to foul PRIVATE land, only public. So if i decided to take someone to court – on what grounds?

    On the grounds of Trespass, a civil matter so the OP will be picking up the tab. Plod will not be interested.

    Get an injunction for each and every dog owner who allows his mut to shit on his land. If they break the injunction I believe it becomes a police matter.
    Do-able but financially crippling. Hence the fence/spikey plants are cheaper.

    Plant some pyrocanthus around the perimeter, or put up a low fence. You say it’s not practical, but it’s probably a sight more practical than taking the culprits to court, which is your other option.

    An old chap I often meet out with the dogs has one. She’s the same age as my two terriers, who, at 9 years old, are just approaching middle age but don’t show any sign of slowing up, yet she’s absolutely knackered. Her breathing is laboured but is apparently all right as she had “the operation” that most pugs need just to breathe.
    Now her spine is fubarred (another pug ailment) and the supervet has declined to operate, despite money being no object.
    Poor little bugger. French Bulldogs suffer more though.
    Please don’t get one. Get a Border Terrier, Fell or Patterdale. Fantastic little dogs.
