    just after some ideas , would obviously do my own research before parting with any hard earned cash. For example i would suggest The Berkeley Group(house builder) who appear to be sitting on a large cash surplus that should enable them to purchase land cheaply at present for future projects.

    why relitively cheap to run and insure and it was a cool car when i bought it 5 years ago.

    Went looking for a new car yesterday, looking at focus ST or golf gti and 100 others in between ( z3m coupe, z4 coupe, elise, delta intergrale, porsche 968 blah blah blah)

    My missus always wante a smart roadster coupe, so we took one out for a spin , i thought it was a great little car proper shit eating grin at the end , although totally impractical for me it looks like shes getting it. Question is how did I go out looking for a car only for the gf to end up getting one instead? Heres a pic

    PePPeR yeah meant to be two broken coils , am waitng for the quote from the local garage i normall use but this could be an excuse to get a new car.

    That thing on the bbc about lack of second hand cars means that i might be able to get a reasonable trade in value, but who knows hey.

    How difficult is discs and pads compared to bikes? to be honest if the coils need doing they might as well do the discs while its on the ramp, never used the A/c anyway and the scratch can stay. Damm and I wanted some justification to buy a new car and was in shock.

    Rear springs/coils
    Discs and pads all round
    Rear calipers
    A/c regassing
    Dent in door pannel and scratch on rear quarter fixing

    The quote was from a vauxhall dealer (pentagon) using genuine parts after I took it in for its service. Phoned the local garage for a quote and waiting for them to get back to me. Its not even old enough to get the £2000 cashback , balls

    its an 1.8 sri with the factory boadykit and A/C with 65,000 on the clock looking at autotrader i reckon its about £2800. Its a good car and has just had £400 of new tires on it and 8 months tax and MOT left.

    Possibly but it has a dent on door pannel and has been keyed, so its not exactly an attractive vehicle to buyers probably be best selling it to trade.

    I think if your on a continuation of your teanacy without formal agreement you need 2 months notice. Speak to citizens advice or a tenancy lawyer

    It depends is it event or goretex?
    Event fabric is fine to wash with detergents although it will need rinsing / second wash and reproofing when necessary.
    Goretex/ paramo etc is not.

    I bet the margin on them is tighter than most other brands.

    I disagree most howies stuff is sold direct , so no retail margin to take into account , I think there stuff has become over priced fashion accesories. I am no longer a fan.

    I have a pair of swobo milkman shorts and liner, bought from the states in the sale , i think they're very good.

    Monkey – I'm in the middle of a house refurb. New roof, bathrooms, bedrooms, boiler, water tank, 'lectrics. If you are doing it yourself, I don't think the numbers look too bad except for the CH.

    Go for it, I reckon prices will be rising again soon, and if you buy at auction, it should be below book anyway. Good luck.

    Hi geoffj, where are you working , do you think these prices are reasonable then for sheffield. What would you estimated the CH plus combi boiler to be ? maybe 3-4 k

    It cost me £20 k to refurb a flat with new kitchen, new internal walling, – so I think you are being hopelessly optimistic.

    I think your right in that my prices might be optimistic but it would never cost me £20k for a new kitchen and internal walling for this property. I can get a brand new kitchen with units and oven / hob fitted for £5k Was this in London

    In terms of House prices , who can tell there seems to have been a resurgence in Europe although the Uk is still in recession, whether this will kick start our economy I dont Know , i think its unlikely in the short term. Its is in a good area with strong student / professional demand.

    I agree I have underestimated the costings and more research is needed any tradesmen want to give some rough estimates ?

    I have been looking at

    2-3k for central heating
    1-1.5k for rewiring
    3k for kitchen
    1k for bathroom
    2k decoration and fees/ contingency

    what do you think of these estimates, the property is essentially a 2 bed terrace with a converted loft in sheffield.

    EDIT: I am afraid i am just a Building surveyor not a QS … oh to be a QS plenty of jobs but dull not for me.

    Mortgage fees will be very low as i have a large deposit, but I supose I have underestimated estate agent/ solictors/ HIP fees. In terms of time period I am estimating 4-5 months. A £15k return over this time period will be above the income I could expect from a job especially given the fact that building survying jobs are pretty slim on the ground at the moment.

    But in true tv property style I have underestimated costs

    If your paying trade already , then surley theres not that much to moan about, patagonia do a ammbassador/ sports deal not sure if you get better than trade though.

    Edit, I would advise that you do get these things checked , dry /wet rot can be expensive to fix were talking £000's . If the chimney breast has been removed on the gound / upper floor , what is supporting it , RSJ , wall plates , your looking around £1100 – 700 to get that fixed.

    Standard stuff, basic mortgage surveys are what they are , BASIC. Has it been rewired, and if so by who? Get a specialist to inspect timbers , dry rot can be an expensive problem to fix. As for the structual alterations , again try and find out who did them , where they a DIY job or professional, again "professional builders" is no guarantee of quality. I would follow the surveys advise, for peace of mind and negotiating on a price reduction especially in this market. See here for further details RICS[/url]
