Hi ben it’s the previous one to the current model so Solaris max think it’s based around a 130 mm fork.

Looks amazing , hopefully I can start my pirineos dream this year COVID pending. I remember a very drunk fiesta in Boltana and a few strange party barns.

I sold my house in Toftwood road last year for 165 I think. 3 bed but needed a bit of work as it had been let out for a few years. Who’s your agent?

Thanks looks like a XT BB is the way to go. Running GX eagle on my other bike so might go with Shimano on this.

If it was deemed to be a gradually operating cause. Ie it’s been leaking long enough for the timbers to decay it’s unlikely to be covered. Was there no evidence of staining on the ceiling ?

There is a lot of trades in bathrooms, plumbers, tilers, electricians, carpenters

Cost of fittings vary immensely from 200 to £2000 plus for a shower for example.

Are you having small or large tiles, is it natural stone so needs to be sealed etc.

Time is money if you wife wants herringbone tiles and sanitaryware from people who supply to the queen then you better get the overtime in.

Good thing I’m doing a lot of it myself….nearly there and I’m not in the slightest bit bitter

It depends on how much you want to do yourself / how much stress you want.

I would look at going with either medium sized contractor who offers Design and Build or employing a project manager / surveyor. You will need Building Regs at least maybe planning depending on size / works , local planning restrictions etc.You will also need a structural engineer.

If you have an architect / surveyor helping you with plans etc ask them if they could recommend any contractors.

If your going down the subby route get used to rearranging everybody all the time and make sure every knows what they are doing and in what order.

Good builders should be busy, wait for a good one.

Regarding quotes make sure you have the information for the builders to quote on, and make sure you at least let them think its worth there while. Non of this I will buy the materials cheap etc . Why should they work on your job for a pittance if they can be down the road making some money!

Hi yes the reviews seam to suggest that it climbs very well for a 160 travel bike. Did you buy it direct from Turner?

    stonemonkey

Yep it seams like there aren’t really any bad bikes these days.

Probably leaning towards the bird 120lt
    And go from there….

HI thanks for your views. I lived in Sheffield for 8 years before moving to Jersey. I had a great time in Sheffield and suppose it’s my first choice. But liked Dartmoor as it’s geographicaly closer and somewhere different.

But think it will be Sheffield/ Peak District

    stonemonkey

Yes I have heard that Dartmoor is more wild than the Peak. Less trials and paths etc. I’m used to the cold and rain

I know that Sheffield/ Peak has a good Climbing and cycling community but don’t know much about the scene in Dartmoor. Quite like the hippy vibe of Totnes though t climbing and cycling community but don’t know much about the scene in Dartmoor. Quite like the hippy vibe of Totnes though

Hi Yep i know its not a long journey but i am over from Jersey buying a car, hence my day will go from shopping in Manchester at 9am (to please the wife) followed by collecting new car from Stoke around 4-5 before heading down south towards the ferry at Weymouth an i need to be there by 11.30 Sunday Morning.

the shopping and stay in a nice pub are required to ease the purchase of the car with the other half and i would like to spend a bit a time in the place if we are paying for the room!

The Deddington arms could be an option, as we were looking at the stow or Bourton on the water area.

    Cheers

    Read big johns link.

Also the moisture meter used by the surveyor is likely to be intended for wood and not plaster, masonry concrete etc. High readings could be the result of salts in the plaster/ masonry.

Use an experienced rics surveyor with experience of older properties.
