    Interesting twist!

    Looks like our neighbours called Northern Gas Network who deal with the gas network (durrr!), safety etc etc. I don’t know why, maybe they are trying everything to annoy us. Anyway the bloke popped round to look at the flue and my wife let him look at our fire and he said “everything is fine, you are doing everything right”. So that tactic didn’t work then!!!!

    I don’t know whether to tell our new neighbours the shed they put up to hold their washing machine and dryer and other stuff is almost certainly going to be broken into as have any others in our street (which is why no one has one, we all have cellars to store stuff in anyway). Or maybe they can enjoy learning that lesson by themselves. :-D

    I was too late to the party for the PSA on the red ones and these ones are just a bit too expensive for me really. I have seen them in the shop and I recall thinking the red ones seem a lot more suitable for bike tools and general household tools.

    Bit of an update. I got a text from our new neighbour asking “what are your proposals for making the gas flue confirm to legislation?”

    Had a friendly but difficult chat with her to explain that it conformed to building regs when built so we don’t have to change anything now. I said I am getting all the gas appliances checked anyway to assure her safety and will provide her with copies for her peace of mind.

    I think I may have won the argument but I feel crap about it tbh. I don’t like not getting on with neighbours but they are trying their best to be petty after not getting the extension they wanted.

    They price matched a TV at Richer sounds for me and I still got the 5 year guarantee. We’ve since bought a washing machine from them. Customer service is fantastic and their delivery drivers must be the best in the business by a long way from our experience. Courteous, well dressed, helpful beyond what they should do. I always worry when we get large expensive household goods delivered home when my wife is on her own as she doesn’t like confrontation but I am happy that JL would be brilliant for her to deal with.

    Our max budget is £180k. Which is what I think this place is worth.

    Just going to have to visit it and make the offer I suppose – i keep hearing stories of people getting houses really cheap with cheeky offers, I want to be one of those people!

    BTW there are a lot of houses on Westcroft that are huge 4 bedroom ones which go for £220k+ which aren’t comparable to this one.

    Prices haven’t returned to the peak we saw in 2008 as far as I’ve seen in Hudds area.

    Same house as 32 or 90 (both sold recently) but with extension. Sold in Jan 2008 for £191k WITH extension already built. I think they paid too much.

    I find screen protectors and cases save me hundreds of pounds of damage to my £700 phone and helps me get the best price when I sell it on 2 years later!!

    I got one of the glass screen protectors for my new iPhone and it’s really good. Much easier to put on than the old plastic film type ones too.

    I got an EE phone recently and it said in the contract details that I didn’t own the phone until I had paid the monthly fees for a few months (6 IIRC) so I doubt it was the original sellers phone to sell on. EE might want it back as if the contract was the same EE own the phone still.

    I am going with Dunster when I get a new shed/garden building. They do have more “normal” sheds on their site and they are all customisable. Yes they are more expensive than the DIY store sheds but the quality looks fantastic and I don’t think you’re paying over the odds. I did read in another thread that someone who DIY’ed a shed ended up spending as much as a quality pre built one anyway. Of course if you have a weird space you need to fill it might be a different matter but they are worth a look.

    I had a growth removed by my GP a couple of years back and they did it at the surgery and it left no mark at all, so hopefully they would be ok with the moles.

    Just to add, if it was a low price (low hundreds) I might be able to pay for it myself but it would be a stretch at the moment.

    I have been put off those deals in the past as I have heard the companies can wriggle out of giving you the cash back any way they can. Not sure if it’s any different nowadays or if any companies are better than others but I wouldn’t bother. I always wonder why they don’t just make it cheaper in the first place?

    I have found the building regs applicable to “heat producing appliances” which I think were in force in 1992 when the extension was built (and signed off): http://www.planningportal.gov.uk/uploads/br/BR_PDF_ADJ_1992.pdf

    My installation seems to be ok with these – and they were signed off at the time so there should be no issues.

    assuming that the alley way is your neighbours… I bet the root cause for this agro is they plan to cover it over with some crinkly plastic…..

    They don’t plan to do that as far as I know, any work down that alley was stopped by planning as access was required. The way they have done their extension means that this door is unlikely to be used very often, if at all, as they have made a new entrance behind and to the right of where I took the picture.

    No, it’s my neighbours and it’s only the entrance to the short alley between the two houses. Not connected to inside of house as such. It’s normally clear but they are in the middle of the building work so have some stuff down there daily. No issues there.

    Just ask for a free gas safety inspection from gas safe. Its free and theyll tell you how it is.

    Just looked into that and it’s only potentially free if installed in the last 6 months unfortunately.

    Bit of an update. I’ve checked the planning permission for our extension (which has our gas fire in with the flue in question on the side) and that’s ok, it was granted in the early 1990’s. I can also check building control online and out extension was signed off at a similar time. As that includes all “heat producing appliances” it would include the gas fire. So I think I’m ok but I’ve asked for a copy of the certificate from the council to make sure it’s all ok.
    I am going to get a gas safe person to service the fire and get a safety certicate for it – I was going to do this for the new owners anyway.
    So I will present our neighbour with copies of the planning permission, building control certificate and gas safe certificate and they can’t say anything then, it will be proven safe and lawful.

    Contact adhesive, same sort you stick worktop edges down with. You get quite high using it but it makes the job fly by…. Liberal amount pasted all over both sides, left to dry BEFORE sticking together. They really aren’t coming apart afterwards.

    Firstly I wasn’t very well so didn’t reply immediately, but it wasn’t midweek, it was Monday. So don’t start telling people lies. At least I have learnt not to buy or sell anything from you in the future. You could have least have the courtesy to tell me I wasn’t getting them rather than just ignore my emails.

    Monksie emailed me straight away asking for postage payment as a bank transfer. I replied pretty quickly said I would prefer PayPal as I had credit in there but I didn’t get an answer, or to a follow up email sent after Renton contacted me. No idea what’s going on. Good job I didn’t tell the person I was getting them for that they were going to be his!

    Why use vinyl when you can use leather?

    Staples are not needed at all if you use contact adhesive. I think they only use staples on normal saddles to speed up production. My newly covered leather saddles have never come unstuck.

    Choosing the right leather is key. Not too thick as it’s harder to use and harder to break in.

    My favourite so far, used a distressed brown leather on this one. Cost about £4 in total.

    Did this one too. Cost about £15 including buying the titanium saddle!!

    I’m not an expert, just thought to myself “how hard can it be” and gave it a go!!

    I didn’t insist on a party wall agreement as I am trying my best to get along with them. The builders are good.

    The part of their building which the flue faces has been there for decades anyway, the new bit they built hasn’t changed anything in respect to this issue.

    They’ve extended their extension – hasn’t changed anything but they are being petty as we objected against their initial PP app.
    Flue has been there 20+ years before they moved in.

    Distance between the walls is about 1.2m. Flue is completely over my property.

    Not sure what I can do really. I don’t mind adding an extra bit of flue upwards if it’s not expensive, but don’t want to replace the fire really.

    Thanks all. I think I’ll get a gas safe engineer in to service it and if he signs it off I’ll leave it at that.
