    Proceed with caution! Certainly don’t use the gas fire as there is a very real possibility of CO poisoning. It looks like the ‘flue’ from the appliance through to its outlet to the metal flue in the loft is an integral flue block, which would have been built in as the wall was built up. Saw this system a lot on new builds in the 90’s. You should definitely get a smoke test on the flue – the fact that your bedroom wall has cracked suggests a serious fault in the flue block. As to remedy I very much doubt if you could line what is likely to be quite a small aperture. How old is the house?

    When companies do this, as well as suppliers getting shafted quite often the sub-contractor trades are getting shafted too. If the subbies get wind of this during the build, quality can drop considerably – morally wrong but understandable. I’ve heard of drains being plugged with concrete, roof tiles laid without a single fixing. Yes the NHBC would be the backstop, but do you want a potentially protracted claim & it’s only a structural warranty, so there’s potential for a lot of issues that aren’t covered by any warranty.

    Yes it is a requirement. These days garage floor can be laid to fall away from any door/ aperture rather than needing 100mm threshold but assuming that’s not the case in your existing garage, you should set the flapl 100mm above garage slab level.

    Got showered with piss from a Party Seven tin on more than one occasion watching an afternoon band at Reading, late 70’s early 80’s when NWOBHM was at full tilt. Managed to dodge the flattened beer cans that were luzzed around like Kung fu stars. Such friendly crowds.

    Yes tell it to them straight. I had to tell my 6 year old & 9 year old kids their mum had died. Hardest thing I’ve ever done but what else are you going to tell them? The truth is paramount. People talk about kids being remarkably resilient, not sure how true that is. They hurt like we grown ups do but they need to know the truth. Life is shit but it’s also beautiful.

    This will get picked up during the sale process & you will need to get it signed off by building control as it is notifiable work. Don’t bother getting it “signed off” by a structural engineer, as the solicitor/mortgage lender will require the building regs sign off & nothing less. Gallows brackets are not generally accepted these days, so follow your struct engineers guidance re spanning beams parallel with the party wall.

    Lovely bike, although doesn’t get ridden since I was offered a SL 29er frame.
    Might become my sons if I can rekindle his interest & drag him away from his iPad.
