    i’m a conveyancing solicitor and quite frankly am shocked if your solicitor doesn’t think its his responsibility to sort this documentation. if you are buying with a mortage he will need confirmation that all matters that require building reg’s are in place before he can sign off for the mortagee so it is very much ‘a legal requirement’ in this context. don’t be fobbed off with an offer of defective title insurance for lack of br’s as this will only cover the unlikely event that your local authority takes enforcement action for lack of br’s approval and will not cover putting matters right if the boiler is duff. tell your solicitor to pull his finger out and insist on the documents.

    Burls, lots of lawyers in the family. Interesting job most of the time, but at the end of the day for the better income. If i could fettle agricultural and plant equipment for the same or even similar money i would like a shot. mechanics analytical mind is excellent training for a lawyer imo.

    I was for 20 years or so an agricultural/plant mechanic / fitter. Great job never dull but on £7.50 p/hour at the end. Now a solicitor and can afford a roof over my head but no where near as satisfying(still have my snap on tool chest and tools etc in the shed). I am very envious MTG!

    Skyline would be ok on the ss. you might struggle with the ascent on whites so you could do the forest tracks from the back of Abercregan to get you to the start of skyline/wndy point.

    saying the above i recall some signs last w/e saying some parts of the forest roads would be closed on the 17th for a rally.

    Look at the FC web site. See what is open and go ride. Its not that the signs are bogus I just dont think they have been taken down since other bits have been reopened.

    Check the FC web site. I don’t think they have taken some of the diversion sign down – all the bits of singletrack are open, only handy andy sort of semi-open. Rode all the sections last sunday not sure why people seem to be having such a problem!

    Did Skyline again today (how hot!) to see what was open. It is all rideable. Handy Andy does not appear to be officially open but was not taped off and all clear just the access overgrown and a fallen tree over the access. Grand Canyon has a hole just toward the end where some stone has been excavated and not reinstated – 10 – 15ft carry. Joyrider open for its full length and all felled timber removed and culverts over streams etc reinstated. All good. Need more people to get out on this now (saw one person all day). It would be a shame if lack of use added to any justification on the part of the FC to close the whole lot and when and if they plant all their wind turbines.

    there is no need to use the diversion on skyline as all the singletrack is open i.e granada.

    I did skyline last w/e all open except one section before joyrider and they looked like they were getting ready to open that. see the FC website.

    Went round Skyline last sunday. Only bit that was closed and impassable was the section before Joyrider. According to the FC site all of Skyline was supposed to be open by the 17th June. Granada is now a bit of a moonscape and the diversion along the Glamorgan Way is more entertaining imo.

    read the post. I sai ‘if’ and who said anyrhing about a case management conference. Plenty of other management directions applicable.

    I would suggest that if proceedings are ongoing and he has abandoned them or is failing to respond to any directions that the Court has given, even if only management directions, then an unless order could be applied for and thereafter, assuming he ignores this, his claim can be struck out with an order for costs in your friends favour. That order would need to be enforced i.e attachment of earnings etc. He would appear to need stamping on HARD.

    This evening Crynant (nr Neath) up to Sarn Helen and back down St Illtyd’s Way – a cracking piece of fast natural downhill singletrack ( mile and a half) that never fails not to leave me with a grin from ear to ear.

    a loop along Sarn Helen from Fforest Lodge out toward Ystradfellte is well worth it.

    as you say hugor, each to their own but having done the gap a few times and skyline a few times the gap is a dull ride albeit nice views. i hardly ever see anyone out at in say the doethie valley so by your measure that must be particularly pants. the gap is just overhyped for those that cant be arsed to look around. there are better routes around ystradfellte(on the doorstep of cardiff)where you hardly see a sole, pants also no doubt.

    The closed bits at Skyline are not as closed as they appear to be – only one or possibly two sections are properly not doable. Bits like Excalabur etc are cracking but if you prefer the crowds then go for W2.

    was there last Sunday – Gorlech is quite knocked about in places and slippy on the shale, still a good blast on the 1×9.

    new frame received within the week from Upgrade. New version of the versa out soon apparently with beefed up seat tube.

    I have a decade virsa which i run as a 1×9 with 90mm forks up front. Ride alot around Afan etc aswell as alot of natural stuff and i love it. The only thing that seems to hold it back is the pilot!!!

    its likely to be the rails where they go into the seat base. Try a spot of chain lube etc – stopped mine creaking

    There is a new version of the Virsa frame out soon according to Kinesis so you might want to wait a while if you are thinking of a Virsa.

    The Wall is all open as is Whites and Skyline save that one or two area of singletrack on Skyline are closed and not passable – as oposed to just ‘closed’ (granada). Did Skyline yesterday and it was great if a bit windy!

    seems to be play all the way down, past the slot, below the point at which the top tube joins the seat post tube!

    Having looked a bit closer and checking the seatpost tube on my Singular Gryphon frame i think they have reamed out too much metal on the Virsa seatpost tube. 27.2 Easton seat post nice interference fit on the Gryphon but a couple of thou of play on the Virsa so see-sawing on the top of the seatpost tube by the clamp hence the cracking.
