dont forget thar if you keep it and assuming property prices ever go up again you will pay cgt on your share – as it stands the gift under the will is tax free in your hands – sell up (as executors) and put your share of the cash into some tax efficient savings/investments

I thought the revised new look was trying to copy Privateer but not as good. Had a flick through the new version in Smiths and will stick with Privateer though I did buy a copy of Swithback which Smiths also seem to be selling mainly for the interview with Mert Lawwill and the cover shot.

Your better off having a solicitor look over the legal pack first – from experience some properties are put into auction for a reason i.e. they have issues which make them hard to sell on the open market. You will need to make sure that you are buying a mortgagable property even if you don’t need one more than likely your buyer will.

a good outing is from GC down the cycle path to the wall ascent and up to the w2 link. accross this to the energy section on whites. through this, left from the end of energy up forest track to the hill up past the black on whites to windy point. straight on from windy point to heartburn on skyline. on to the forest road after heartburn up to the junction with bridleway, miss out granada, and along bridleway and then onto skyline as normal. grand day out.

i have this book – i live in the swansea area and it was the first guide book i purchased. it is quite dated but there are some good rides in it. the best i would say is the sarn helen route.

usually, in the context you mention, it relates to the implementation of future easement rights i.e. the free running and passage of services through the service media now laid or to be laid within the perpetuity period. it can relate to access and rights of way similarly. it means that the right must come into being/be exercised within 21 years however the law on perpetuities has changed recently so you should get it checked out properly.

@julioflo – i’ll be doing the red, blue and green at brechfa tommorow on my Gryphon and it loves that terrain.

if you started sarn helen from coelbren or forest lodge then mud is not normally an issue – mostly rocky going but with big puddles etc. you could also take the cheeky trail over fan g if you start from coelbren and down to heol senni then up to forest lodge to get back onto sarn helen that way – one of my favorite loops – if you dont get out tommorow let me know another time and we could meet up and i can show you around – decorating duties this w/e.

45 here. Hill and mountains are my main draw whether walking climbing mountaineering or biking – biking is where its at at the moment (not climbed in a couiple of years but itch is coming back)as it has taken me to all sorts of hills where I would not have walked or climbed etc and even the trail centres here (s.wales)are is some quite nice hilly territory. Just get out on the hill one way or another.

bb7s are fine as far as they go (i have a pair on 29er) but alot more faffing in keeping them set up. ive had jucy 3s and they were fine, trouble free and never a problem provided they were kept clean so i would stick with the juicys,

as a walk i would give it a 7. its not really a scramble but its a great walk.

if you want a 10 try main snowdon ridge traverse from bedgelert to llanberis (page 89 of steve ashton’s ‘ridges of snowdonia’ – 12 1/2 miles and 6100ft of ascent) done a few times and its a great day out.

I have noticed that some of the trails on the deforested parts at Afan, some of the Skyline section, don’t seem to be bearing up to well now they are more exposed to the weather.

Do knuckle down to school before its too late; dont piss the ten grand your aunt left you up the wall at the first opportunity; do take the opportunity of making further inquiries into the content of Susan Turner’s bra as there will be plenty of time for motorbikes later and you wont get a chance this good again for ages!
