Just being a punter and doing the 130 I am preparing myself to be in awe at the array of STW gods that will no doubt be doing their stuff on Saturday. What’s the correct form for being in the presence of STW omnipotence – how awestruck should one be or will hands and knees grovelling suffice.

    I’ve never felt so disenfranchised.

So at what point do people start taking more direct action / setting off bombs? A genuine question given the apparent pending tory Dictatorship.

Britain is fighting to remain the home of two of the EU’s most prestigious agencies covering medicines and banking after Brexit, in a move that is likely to cause astonishment in European capitals.

David Davis, Brexit secretary, does not accept that the two agencies and roughly 1,000 staff will have to move from London’s Canary Wharf, even though the EU is about to run a competition to relocate them.

You could not make this stuff up!

Same type who think the below is good business no doubt.

The Cruel Sea, with all the bits from the novel. The original is great but the grimness of The Battle of the Atlantic is often overlooked.

It not uncommon for developers to forget their ‘T’ marks. You might ask your conveyancer to look at the neighbours title to see if a ‘T’ mark was added there.

In the absence of any detail in the conveyance the type of boundary may determine whether or not the provisions of the party wall act apply. Your conveyancer should be answering these questions for you.

The NHS Wales test is I think the projectile vomiting of NHS carrot and coriander soup. I once hit my head so hard that I compression fractured some vertebra – about 18 hours latter after I lost my soup I was checked out for and found to have concussion. CG – can you keep soup down?

I didn’t think education was a class thing everyone can be in the educated classes if they choose to be – some like Bob just choose not to be.

    I see your Adams quote:

I don’t accept the currently fashionable assertion that any view is automatically as worthy of respect as any equal and opposite view. My view is that the moon is made of rock. If someone says to me, “Well, you haven’t been there, have you? You haven’t seen it for yourself, so my view that it is made of Norwegian beaver cheese is equally valid”–then I can’t even be bothered to argue. There is such a thing as the burden of proof, and in the case of god, as in the case of the composition of the moon, this has shifted radically. God used to be the best explanation we’d got, and we’ve now got vastly better ones. God is no longer an explanation of anything, but has instead become something that would itself need an insurmountable amount of explaining. So I don’t think that being convinced that there is no god is as irrational or arrogant a point of view as belief that there is. I don’t think the matter calls for even-handedness at all.

If you need a grant then you will need to complete the IHT205 which is very easy. If you don’t need a grant then there is no need for the form. Whether you need a grant or not will depend on what banks, fund managers etc require. If property was in sole name of deceased you will need a grant to deal with that.

the AC stands even if the builder goes out of business.

    Nipper99

prezet the AC not in reality significantly different from NHBC cover which is why it is acceptable to most institutional lenders.

If you have concerns about the viability of the builder / developer then whilst most sales agreement will have an obligation for the seller to construct the property in a good and workmanlike manner etc. there is the risk of the builder going through. If you consider that a real risk I would ask your conveyancer to negotiate a retention from the purchase price for a period of say 6/12 months to cover the cost of snagging issues.

p.s. I would have no problem with an AC and its quite common – I usually ask for a copy of their pi insurance as well. It will not cover snagging which will be down to the builder – just think of it as doing what an NHBC warranty would do in terms of main structural type works.

You need to make sure that you end up with a professional consultants certificate in the form required by the Council of Mortgage Lenders. See the CML handbook on line. Your conveyancer will or should know about this.

    See here.

I’ve gibbed onto the 130 event. I want to have some hope of enjoying the day. Done lots of miles to date but can’t quite get my head around 200k whereas 130 is more comprehendible based on the rides I have done to date.

Accommodation now sorted – all excited now :D

How are people carrying the gear required? Many doing it solo or in teams?
