    Just to clarify that it was actually the house next door (the attached, identical) that sold for £175 in 2007. The current owner of the one I want paid £125 in 2004 ish. They are both recently built houses and identical in every way.

    They rented it out and I’m guessing they are not desperate to sell but do want to hence lowering the initial asking price.

    I’m looking for a 13k discount, not 20k. The fact that is was up for £169 initially makes no odds IMO – it didn’t sell or attract enough interest at that price.

    The others have been on the market for £160-£170k with my view I can bring them down into may budget or at least try. Some where ‘nicer’ but not as practical for my needs. I don’t think in these times trying to knock 8-10% off the price is unrealistic.

    The absolute max I would pay for the house is £152k but I’m not telling the estate agent that. £150k this afternoon as a final, this is all I can afford offer. If it hasn’t sold in a few more weeks I’ll offer 150k again.

    If the sold sign goes up it wasn’t to be, not worth putting myself in financial difficulty.

    Having slept on it I think I’m doin the right thing and to me it’s worth 150k and I’d be happy if I got it for that.

    Prob going to wait a day to put the offer in so it doesn’t look like I’ll go up again too easily.

    Zoopla and co all value it at over 170k but their estimates are way off.

    I’m a first time buyer with morgage approved. I think the house is worth £150k but not the £163k they are asking. It’s been on since July but originally for £170k which is way off the mark IMO.

    I think £150k final offer is my best bet

    I’ve heard mixed things about the bolt up versions of the ProII. The idea of a solid through axle sounds more solid to me.

    What pressure are people using in their RP23 for the Covert? I seem to be about 210psi (Im 175lb) to get the right sag but in my head this seems very high.

    12mm rear end is the only thing I would like on my covert and will probably upgrade to a 10mm bolt through for next summer.

    Only had a few rides on it but really pleased. I’m 13 stone and feel the RP23 is fine for me and can’t justify (afford) the CCDB. Just be careful about the choice of shock fitting the frame as there isn’t much clearance near the linkage plates – email transition to be sure, their customer services is excellent and very quick to respond.

    Why South Leeds? North Leeds is nicer imo.

    It looks better in the flesh, a bit more pearly. Dropper guides aren’t a big deal imo, I wish they did 12mm rear though. Front view.

    I had knee problems then started using a singlespeed for commuting. At first my knees hurt a bit but now they feel stronger and better.

    I find playing football much worse for my knees than singlespeed.

    I do 5 miles each way half od which is hilly but nothing too steep and use a cheapish (£200) mountain bike I bought off ebay and converted to singlespeed. I have kept the nobbly tyres on as much better in the winter. As above the simpler the better and definitely fit mudguards.

    Buy yourself some good winter gloves when it starts to get cold, they’ll be worth the money. Also a buff helps round your neck. I commute in my normal biking gear, don’t really get people who bike to work in work clothes.

    Yeah. I had both the fork and rear shock and never really wanted more adjustment. Simple but good forks/shock.

    I wear lycra although tempted by some waterproof trousers especially after last winter when conditions were not great.

    Either someone from work (doubt it), someone from the company who works on the other floors or more likely a contractor who was working on the building. Shouldn’t have left it on to be honest.

    The old one got stolen from our basement (secure) car park at work. Would love another but the cost puts me off.

    Mainly used for commuting.

    I don’t actually have accidental damage cover as such but because its a specified item its covers for breakages as well as theft.

    I’ve basically paid for it in insurance premium anyway.

    Yes and they paid for a new seatpost, headset etc for the frame to fit my existing parts. Its through NFU Mutual as a specified item on my home insurance – I would certainly recommend them. The whole process took less than 4 weeks and that was mainly due to me taking two weeks to sort quotes out.

    Lid always falls of in the wind.
