Kids should be out playing. My house (I don’t currently live there) is at the bottom of a cul de sac on a residential estate. However you would be more convinced it was Silverstone the speed most idiots drive through it!!. I’ve actually been overtaken before in a residential area as I was doing 20mph (never go above that in housing estates). I have had one problem (broken shower) and I ended up sorting it over the phone ( have sparkies and plumbers I trust),as the agents were useless!!! My tenants would prefer me managing as they have seen I am pro active. (Discussed it with them) They are also good tenants so I want to keep them.
