    don’t come in from a wet ride and do a cool down on them with wet tyres, it gets a bit difficult to stay on them and the fall is a long way when fully clipped in giving it some.

    Obvious but not at the time, don’t know why.

    Nobody can see into the future, even the experts but while I am paying 0.99% above base for the life of my mortgage I know I can do better than giving my capital to the bank to lend out to others and make more off the back of me.

    My own investment figures show that I have easily outperformed the 1.49% my mortgage costs me, all within a range of products; SIPP’s, ISA’s, Junior ISA’s, peer to peer lending, shares, Premium Bonds….

    Paying off your mortgage. NO NO NO

    Why would you as it is the lowest loan you will get as it is secured. Use the money you would overpay with to invest in tax breaks such as ISA’s or get money back from the government by putting more in your pension. Instant 20/40% gain with strings though)

    single storey extension is the better way to go and engineer it to a price you can afford. You can then have it open to the house and the building regs are different for a good reason.

    Is the wrong time of year and it does need to be done properly with a good rake out to get the new pointing to key.

    Ask to see the last house he did, anyone can point just most do it badly.

    HG is great, the wife protested about such chemicals being in the house until she saw it in action.

    I use it to clean areas BEFORE I silicone (after it has dried) to make sure the silicone will not go mouldy at a later date.

    North = £150, and a great job. Just get Gavin to do it!

    South = £300

    Don’t let them tell you the materials are expensive, unless it is a massive bathroom a few bags of plaster (presuming it is just a skim, not boarding) at £5 each should do it.

    You really could not believe what some people think can get submitted, the bad maths and lack of receipts.

    Watched it live, had to stop doing the ironing at 46km out as it was so good.

    Really pleased for Sagan, you could see how much it meant to him and he rode a great tactical race. Crossing the line, throwing things into the crowd, congratulations from other riders….

    A worthy, respected and well liked champion.

    Only a wheelie over the line could have made it better.

    I think he is my man crush, I love the way he carries himself on and off the bike.

    It will cost you a fortune in the long run. Many people lie to the building inspector, as the process moves along trust is built up between the client and them. He just wants to check you have done the right thing, let him do it.

    They have a job to do and sign off to regulations, take the emotion out of the situation.

    I always tell people extending your own property is difficult as there is so much personal interest and finances involved but most people think it is easy. There are always tears!!

    Depends how you use your kitchen…..for cooking and proper use or light use and for looking nice.

    Fitted good quality 38mm chipboard to our kitchen from Bushboard, about 2500 meals later with 3 kids it is still fine and all for about £300

    Sister in law has a massive Corian unit, can’t see that much of an advantage for 20 times the price.

    Not all chipboard worktops are made the same, but they are much cheaper and not inferior to ££££ ones

    Got a vivosmart 3 weeks ago, finding it more useful especially at work as I have to look/check the phone less as it makes various noises.

    A fit bit does less than a vivosmart but it will make you more active. Mine it linked to my life insurance policy and I get rewards for the more exercise I do.

    Just ring them, round here they are great as long as you treat them right and don’t give them BS. You may be worrying about not much, though it might cost you a fee and some exposing of internals but if you have photos then this is usually OK.

    On the good insurance side of things, I meet regularly with a lovely lady for the company insurances. We obviously discuss how insurance companies are rated just above estate agents and next to bankers in their morals.

    She recently told me of 2 stories that the company had settled which adds credibility to the tabloid headlines.

    1) Pay out refused due to the policy holders widely advertising that they were on holiday (facebook and other outlets), house got broken into then had an illegal party in it.

    2) Reduced payout to a runner hit by a motorbike, but she was wearing headphones so the payout for compensation for her injuries was reduced by 55%

    Check you are insured for what you think you are!!!!

    Contact your local building control and find out if they require you to make an application or one is necessary at all.

    If you do require an application get this work built into the quote (it is easy to do yourself once you have been through the process). Building control guys are great round here.

    Your mention of a door sounds strange! But building regs are there for a reason but I have not sure about a door being needed, just open the space up and support what was there before, subject to the pillars supporting the end of the RSJ being enough, it sounds from the span that they may need to be reinforced or constructed meaning you will have nibs into the room upon completion.

    Cost will be £2k upwards easily, the mess will also hurt. 2 days to get the wall down and supported, 1/2 days to make good the walls and decorations.

    I have tried to do the no bag thing but it requires everything to go to plan including the weather and the wife’s ‘arranged’ childcare plans.

    For this reason I take Heinz soup and beans, Princes Mackerel, apples and bananas into the office on car days and small items in a daily bag like flapjack, tomatoes and left overs from the fridge.

    The bag also has keys, cards, notebook, cash, spares for the bike and next of kin details.

    Tried the no bag, but it just wont work everyday.

    I would love Brailsford to let G push for a podium, the guy deserves it, he is becoming my new Jens particularly after Tony Martin crashed.

    With Froome being able to handle himself in the GC, Porte could look after him with Roche.

    Go on David, put a spanner in the works, give G the nod and **** the conservative plan, the rest of the GC contenders are broken (except Quintana)

    You mention this investment is for your retirement so (presuming you have a Mrs) I would go for:

    Max ISA for both of you for this year. £15k each = £30k
    Max SIPP for both of you. £32k each (with 20% tax relief) = £64k

    Put the rest in premium bonds split between you until next April and do the same again.

    No need to bother buying a BTL house and managing it ( and the stress/worry) Just watch the numbers on the screen and get tax relief. A BTL will put you in line for the tax man on future budgets and also for capital gains in the future.

    I know which one I would do. There are easier ways to make money than BTL, you can put the money into funds within your SIPP/ISA of purchase shares direct.

    You could just replace the bath and taps but this will probably be hard work. Just get stuck in.

    I still wear the aviators I bought 20 years ago to give me the TopGun look. They are great but I am sure the manufacturing process has been modernised to make them more profitable so they are now ‘cheaper’.

    Clear the crap out of your office/desk and you have no need for a drawer.

    or fit a small Ikea draw tidy on fully extending drawer runners to the side of where you sit and it is always fully accessible, 2 inches thick and not too deep to be like a woman’s handbag. Have done this to the desk at home that 2 adults and 5 kids use.

    Would also advise getting a Grohe shower and taps (as above) shop around and the prices will tumble.

    Also Roca sink and toilet are good and reasonably priced.

    Do sit on the toilet and try it for comfort, there are so many bad ones. Also look at the toilet hinges to see how durable they are and how easy to clean, it will be disgusting or fall apart if not.

    Buy them in 5 litre quantities and they get much cheaper, the packaging and convenient size increase the price massively.

    Same for shimano brake oil though!

    Unfortunately your quote is for a straight replacement of the existing material so the falls would not be adjusted, the water is probably pooling where it always has but you could not see it before.

    Your son needs to understand that you injuries are what has brought you to this decision. I damaged my back and this limits the things I can do with my kids but they understand this and know why I opt out of certain activities.

    Your son needs to think about others more and less about just himself, also he is only 12 and not able to process this fully, all aided by testosterone which makes it more difficult.

    They should have insurance to cover them in this sort of situation. Let them know your grievance first as it may not be a big issue to them (yet) but is to you.

    I tell mine what they need to do until they get the logic.

    For example: Right finger, right thumb for MTB gears and right finger or right hand for road STI shifters.

    Have noticed in our family that girls and gears are not compatible, a bit like they are with heating controls and working the TV

    Correct speed chain for the drive chain?
    Directional chain?

    Try removing the front mech and giving it a ride, at least this will eliminate your hunch (or not)

    We made up food in batches and froze it into ice cube trays. This meant we could build up bags of different cubes and decide which ones to serve up and when as baby feeding times do not always coincide with family times. This allowed us to have it always a 5 minute reheat away.
