They should have a party wall agreement in place and it is on them to do this to protect YOUR house and foundations from THEIR work.

It is time for you to have a nice chat with then and remind them of their responsibilities.

Don’t buy food or coffee when out unless ‘going for a meal’, take it with you.

Combine the purpose of a car trip to save doing it twice.

Shop to a list for food.

Buy and store food shopping items bought in bigger quantities when on offer/cheaper.

    Sim only phone contracts.

Don’t buy stuff you don’t NEED.  This is easier with advancing years

Spent money is gone, saved money is compounding.

All the above can seem boring but not as bad as being unable to get the numbers to add up.

We can change the names for £25 each so transfer is possible.

The insurance will not cover it.

Though I put 3 adults and 1 child, it is really Mum and dad and 2 kids (18 & 14).

We could leave the youngest with grand parents but this breaks the family up, we would prefer to rearrange but it is too late.

Selling the package is the current preferred option, just never done this before.

Had 3 interviews recently at 3 separate companies, got the job at the 3rd but they were so different.

For the first, I had to go through 7 rounds of different evaluations to get to the interviews and one of the blokes was trying to be so smart with his questions and aiming to impress those around him. He alone put me off working for them.

2nd interview. They asked no difficult questions, it was like they did not know what they were doing. The recruiter told me that after I left they asked him loads of questions about me which was frustrating for all of us.

3rd interview. Hard, difficult, grueling but nice people with no trick questions. It turned into a conversation which is always good. Got offered and accepted the job.

On reflection, I have ended up in the best place but it is hard to tell yourself this when you come 2nd on the previous two occasions, you only realise later.

The work seems to be good and it does look nice, though it has gone back today as it is banging on the car as it is too close on the left side.

£900 still smarts a bit but there were no cheaper alternatives.

    Update on this.

Have had a new exhaust fitted to the SMax, from the cat back in stainless steel with 3 shiny mid/back boxes and custom tips (chosen by car-mad son).

All done by Powerflow in Leeds. Not cheap (£900) but no other options really.

I know a few people that have used Antich & sons in Huddersfield. As their website says ‘weave to wear’, they do the whole process from end to end.

Thanks for the suggestions. Have just contacted Powerflow in Sowerby Bridge for a quote.

    Singletrack solves again… I hope.

Custom stainless exahust is the only viable option at the moment (£500) compares to the £1k Ford option.

Cant believe this is the solution.

Euro car parts only have a gasket listed for the car, no exhaust available for purchase.

I have done a few extensions myself and the main driver was to cut cost which it did by lots.

Reflecting back on it the important things and difficulties were:
    Dust and mess and mud
Motivation to progress it every day, and know when to rest and have some family/other half time.
Picking up materials/accepting deliveries if at work.
Lighting in the winter and the cold stopping work
It takes time but is rewarding and you get exactly what you want. I found suppliers, building control, structural engineers… all very nice helpful people, just treat them right.

Sometimes it is best to just pay a contractor, especially if it needs a certification, other times for speed ( I’m thinking a brickie)

My kids helped me lots and now have a great work ethic from it and live in a big house. They have seen me graft, stop to eat, carry on with a head torch on and then repeat.

It won’t be easy but so rewarding mentally and financially.

As per the comment above, you are adding a big sail to the wall so make sure it is built well and will not get damaged in the wind.

I have put lots of fences up and would use ‘post wall brackets’ and shim them to make sure they are light to the wall with no wobble. Depending on the foundations of the wall will determine how far you can dig down to create a footing for postcrete.

Put an offer in that you can go through with if they say yes, too many people go over the top and then back out.

If my offer for a house was refused I asked the seller what they would take to agree, most times this was done face to face not through the estate agent.

They are moving for a reason and want to sell, everybody has a price. Make the deal work for all parties then confirm it through estate agents.

Be quick about it though and know your numbers.

For the larger piece of glass if it is below 800mm from the floor it will need to be toughened. Most units are a 4/20/4mm making it 28 mm total.

For the other unit 4/20/4 untoughened will be fine if it is above 800mm from the floor.

Pleased with my lad, he was very well self-disciplined throughout covid as I knew it would be teacher assessed grades (TAGS) early on. I told him to play the game and gave him a good steer.

9999998765 is a good outcome and he is off to do the A levels he wants.

    Job done. Good lad.

    That’s total BS.

Have lived in Yorkshire for 20 years, plumbed many houses and never has ‘local’ pipe issues.

As above, if there is a leak, replace the whole pipe to outside, don’t just wait for the next leak.

My wife is finally following my advice with her job working for a power tripping boss, she is quitting in 2hr 23mins, to never go back.

Will hopefully, have a less stressed wife when I get home, they have made her life crap.

Lexus is the way to go. I have a 2010 IS250 and it is the best built and most comfortable car I have had. It is harder to watch TV than sit on the motorway in the heated & cooled leather seats with the cruise control on and the AC working perfectly.

Bacon, egg and beans in a wrap. Warm to eat and hold and tastes great.

I take the eggs in a container out of the shell.

I have done this to the summer house I built and to my 3 kids’ bedrooms to get stable connections.

I used an external grade Cat5e cable and terminated at both ends into an RJ45 outlet (Screwfix 34584). I ran 2 cables in case there was a need for more or one failed.

Doing it this way means you have to terminate the 8 colours data wires into the modules, for this just make sure you copy the same standard on each end of the cable. There are propper ‘punch down’ tools for this, I have used them but also done it successfully with a knife.

Doing it this way means you do not have to make up plugs and the connection is more permanent.

Then connect your router to the outlet at one end with any length patch lead and the same at the other to the computer.

Had solid oak fitted by me in a previous house then fitted quickstep LVT in oak pattern to the floor I am on now.

Would definitely go with LVT again, the oak had me being really careful all the time but it still got damaged.

It is an easy DIY job to ‘punch down’ the 8 twisted wires into the outlet. This is why I think the best option to make it cost the least is to run the cat cable but dont connect it, just make sure it is labelled. Though this final part is not too hard either.

Working from home at the moment with 3 kids homeschooling. The wifi might be good but it is not consistently reliable. I have hard wired all my kids computers to the router.

Hardwire 2 cat cables to lots of locations for future use, they don’t have to be connected, just labelled for now. Cat cable is cheap and building it into the house is nearly free compared to retrofitting it.

    So thats a big yes!

Just list it and sell it acknowledging it needs to be sorted out by the new owners.

We did this in a previous house with the kitchen.

Think about what most people do when they move into a new home?

It may be rain but it could also be the steam extracted from the shower condensing in the pipe as it rises through the pie to the exit. It will do this as the extraction pipe will get colder as it nears the exit.

Solution: Insulate the extraction pipe, reduce vertical runs, better fan.

It may also be rain getting blown in.

I was more productive at home so did not have to work as late each night and was also getting disturbed less.

I set times for a morning and afternoon cup of tea and also lunch was at 12:30 on the dot, it broke the day up.

I walked around the block when on phone calls.

Spoke to my team on a Friday as a group for a ‘coffee break’.

As above, accept it is not normal and it is ok to not just take it in your stride!

There are all sorts of fancy solutions but a small £10 2kW electric heater from Screwfix is your cheapest way, set on a level to kick in and out as required.

Fit a time switch to it to have the room warm at the beginning of the day and to not leave it on when you are done.

It was a good ride from Sagan and a well-measured effort in the break when he got dropped. He was smart about the way he weaned the number in the break down to just Ben Swift before leaving him with 12km to go. He did a very good job to hold off the chasers when they were at 25s but I think the weather played into his hands.

I get excited when he wins, it’s been a long time with many 2nd & 3rds.

Love the guy and what he has done to put some panache back into the sport.

Had a zafira when the kids were smaller, now have an Smax

Smax is a lot bigger and will take child/booster seats easily, the Zafira will not.

Also, kids get bigger quickly!, then have friends and all come with stuff, 2 of my 3 kids are now adult size and still need to get taxied around, the Smax does this well.
