Well I’m a software architect so hopelessly inadequate for the task at hand. However… I’d start this by studying the work of the above to get the background to the question. They will all have something in common. This will give you the basis of an answer to the above.
Late bay will get you 2L motor (mine runs twin 40’s) and decent disc brakes. These things help with what is a pretty under powered machine. I’ve taken mine over most of the lakeland passes without issue..

The drop to Kentmere can be a bit devisive amongst our group up here, it’s deffo on the technical side, if your running a short travel bike ( I ride a Scott spark) it’s in places borderline unrideable maybe with 160mm and a dropper mileage may vary. 3 rivers is ace, as is the other side over the valley up green quarter

One key difference the 30 is in a draw and a 24 is on the bike… you can never go too low, I’ll be putting on an MTB chainset in the future, with a full set of panniers you’ll not get up to much more than 20mph anyway with the drag..
Buy something nice in nice condition at 4 years old – looked after it’ll last another 10 years. That way someone else gets to eat the depreciation and you get a nice motor. My merc would have been 45k new, bought for 15k at 4 years and it’ll last for plenty more years. Already done 70k in it.
You can probably order the seperate sprue? You can with the rc cars. Maybe try a big stockist? I’d avoid the cars if I were you my wife bought me one for xmas. I’m up to five this year.. Somewhat addictive to build!
I think you need to find one who you can work with. We are on a similar mission albeit with a 1980s bungalow on a former mill site.. Secondly being able to go and have an informed conversation. Our last one was about the ceiling heights coming at 2250mm vs 2400 with downstands. Having someone who can articulate and understand how each would feel was a great help.
In my experience when you add to a product you’ll get the extra bit on SVR or similar and as repayment. This is normally fine, just roll it into the main product when you remortgage.
I’m back on again. Mines an 2008 diesel v6 3.0l. I’ve done about 75000 miles in it at 37mpg. It’s nippy rather than proper fast. Think it’s about 240bhp but it has a mountain of torque.
I’ve just had a quote from robbens. Seems well thought through, circa 5.5k for about 240sqm. Downstairs is about 2.5k of that and upstairs about 3k. They do some actaul heat loss calcs…
Doesn’t included taking up and relaying the floor though.. I reckon all told we should be under 10
