    I set myself a challenge of a decent spec for 7k. Granite work surfaces, boiling water tap, oak breakfast bar, steam oven, regular oven and built in microwave, induction hob. All neff. Twin dish washers.

    The units are IKEA shiny dolphin grey. They are encased / detailed with an oak trim made of bullnose skirting.

    The granite was secondhand easy enough to work onsite yourself. Like the man says above graded appliances. Other than that it’s prep and time.

    Well that didn’t work. Held together for 12miles but it’s as wonky as wonky is.

    Hmmm. Well the splines aren’t great, and the bolts were tight. Found a metal preload cap cleaned it all out and it’s gone together snugly sans loctite. I’ll give it a go tomorrow and see what happens.

    We’ve had reasonable success with collingswoods led down lighters put about 30ish in three years back. Two fails so far.

    That’s not going to happen at a sensible price without you making some substantial effort. A fully managed hands off resto will be serious $$$

    The buildhub forum is great. But it’s focused to those that do as opposed to those who do not.

    Doesn’t seem unreasonable to me. I assume the chaps been for a look or spent time on a quote. It’s a small job so that’s the price. £400 to make it be done.
    The kit isn’t cheap and it’s easy to tile badly.

    FWIW I tile me own walls. I don’t do floors.

    Trailrat has it. Bbq is best. I reckon you’d get a long way forward though to follow a brining recipe as per bbq. I like the Weber apple smoke one

    I’ve got a couple of sets of Halfords advanced. Had them for 6-7yrs. Great bits of kit.

    Either way – I guess the point is we just set the room a bit cooler and top up.

    We have it 8 zones of control. The upstairs lounge has a 6kw stove in it.
    We just set that zone to 18c max and light the stove. If we don’t want to light the stove then we can boost the heating.

    6kw tops up a room that’s 4*9 pretty easily.

    Given you want atmosphere no necessirly heat perhaps soft wood instead of hard wood to drop the power down a bit.

    I’d either fit it as is. Most burners are very nominal in capacity and it’ll probably be fine.. or just accept it as an issue and list it on eBay with postage.

    You’ll probably get a better sale price than the last vendor.

    Cheers bought the 4000, seems a very nice bit of kit. Only made one flange so far, but it’s easy to cut and shape on a bit of 10mm mild steel

    You’ll need to know what bridge he’s using. Have a search on eBay for a Wilkinson trem block. They often have detailed dimensions on the advert…

    USA vs mexi bridges have different dimensions.

    Ropey reign, how’s your coffee intake? I’m down to a couple of proper coffees in the AM and one mid afternoon. Rest is decaf. At risk of oversharing it’s made me bowels quite a bit more ‘solid’.

    Still rolling along happily here. Wavered when the boys came over for a fire pit and ribs session.

    Brewdog AF hits the spot for me.

    Still keeping my beer52 sub for a few specials though. They are building up nicely!

    Certainly seems to be doing well for my mental health and general mental stability.
