    +1 on planning approval, that is most important.

    Regarding the build it’s not magic to build a house, befriend and employ an experienced builder to advise you.

    Do not trust architects.

    Calculate total construction costs and time. Then double them and add 50%.

    That will give you a real world completed cost and timescale.

    If you build anything make it net zero energy use. It will pay you back for the lifetime of the building.

    Theoretically I’d love to vote Green but too many of their policies are not based on scientific evidence and they are against many of the necessary ideas and processes that will likely be required to get humanity through the next few years. Their hearts are in the right place but they still act like a one trick campaign group trying to appeal to a converted minority rather than a realistic party of government trying to get national support for a realistic program.

    They sell an impossible dream of wealth and peace to a desperate majority while really delivering economic slavery built on a long term unsustainable model of continual growth.

    It still baffles me that the common veiw is that there are only 2 choices in a general election. Hopefully the last few weeks and growing awareness of bigger issues being faced by society will help to change that. It is time for a change in perspective

    brexit supporters should be forced to wear a badge declaring their will.
    they could be easily identified and sent to the back of the queue for food rations, medical appointments, customs etc..

    dont submit a tax return, seeing as they are not representing you why pay the government anything?

    and all the EU nationals currently providing services to them should just let them help themselves seeing as they are in control now.. they can clean their own car/house, provide thier own medical care, nanny their own kids, be their own minicab driver, build their own extension and never get served in restaurants..

    BPW grading is great as are the choice of trails.

    If you charge down ANY trail without checking it out first run eg slowing down/stopping and having a proper look you are asking for trouble

    Even if you thnik you know it well it is likely to wear and change or just be rebuilt here and there.

    I hope all the casualties make a full recovery.

    peaks on helmets have saved my face from getting initmate with the ground/ trees more than once!

    budgie smugglers go under the baggies and they have loads of pockets for trail snacks when you are chinwagging at the bottom of the trails….hence the crowds

    ride a few shorter travell bikes and see if you prefer them? they are plenty capable in the right hands

    modern geo steel hardtails are amazing, nothing like back in the day!

    Picked up a good condition toyota hiace, high milage but its been looked after and no rust air con fitted too!

    , currently undergoing a stealth conversion,its a  bit agricultural but simple and versatile were my priorities  nothing under 2K is going to be in good condition though, if you play the waiting game you may get lucky! 🙂

    on a side note I have a Honda CRV for sale,very  roomy comfy and bikes on the roof if going mob handed

    going for about £1.6k with new tires brakes battery and 12 months MOT, lovely car 😉

    The policeman was the 100% the cause of the crash. end of.

    the bikers were obviously crap, but traffic cops should know better and that could have evolved in to a multi car pile up in the fog without much imagination.

    something big enough to move furniture building materials etc in but not loads of it  3 seats plenty, tatty bodywork not an issue, just dont want to spend a small fortune on new injectors or a clutch/gearbox etc..

    am looking at the Toyota hiace as a long lasing trouble free option?

    Transits a minefield? so many versions any to avoid?

    What Yunki said, dreams can be crushed with just a throwaway comment,  with drastic consequences to moral etc.

    Following your dream is the best life choice and will always take you somewhere, likely everythng will change all the time and there will be many failures but this is all good!

    let him know he can try to do anything he likes and always come home when he needs or wants without criticism or unsolicited advice and get support as required, just having someone solid to depend on when in a hard place and not being afraid of letting them down and judging you can boost moral and confidence.

    leaving the bike in a lower gear helps as the lower chain run is long and heavy and bounces around,

    if thats not an option for you a chainguide pref with a lower roller/slider, I dont notice 150g extra on the BB and no more dropped chains spoiling my fun 🙂

    get a cheap laser printer, got one from argos for about 100 quid printed loads, quality is great, hardly uses any toner and more importantly still works..

    no more ink/bubble whatever jets for me!
