    My wife currently rides a, heavily modified, islabikes luath 700c cx bike but is after a much more offroad/travel focused bike now

    Electric queen has been high in my list for ages and if I could find one in the original, pink/yellow/black I’d buy it straight away, despite the lack of big tyre clearance in 29 mode

    Just been looking at the pace, nice bike!
    Still have my gravel bike to ride and I’ve been heavily mistreating it without an mtb to take its place on some rides, poor thing

    The nordest ti frames look beautiful!

    Yep, saw that today. It’s not really a dream frame and I ordered it as it was due to delivered within a week or two of order.
    So now it looks like an indefinite delay, it’s time for a change of plan.

    If I was ordering a dream frame, like the ti one, I’d be more patient but I’m happy switching to something else and getting out riding (if I can find anything else haha)

    There are basically bugger all frames in stock anywhere! (In budget and what I want)

    The big dog is a decent Looking bike but I’m after something to compliment the fairly swanky (for me) build kit I have sorted out. on ones always feel like a choice to build up a bike out of bits in the shed, at least the inbreds I’ve had were bought with that purpose in mind.

    Options so far:
    Solaris max
    Curtis am9 or am explorer
    Brother big bro (none boost though)
    Sonder broken road
    Ritchey ultra?
    And they are all either, out of stock, or I can’t afford them.

    Or just wait indefinitely for the nordest and miss out on loads of riding.

    It’s so difficult buying anything bike related in these times!

    Curtis am9 or explorer would be amazing but i have spent all my money on parts and my budget does not get anywhere near that now, for a frame

    No solaris frames available until December, so no good unfortunately

    I originally discounted the sherpa as an option, as I am planning on building it up rigid ( with some bouncy forks to swap onto occasionally) with 2.6″ tyres and I am not sure that the sherpa would play with 2.6?

    I discounted the solaris max too, as it just seems too trail centre orientated? but i could be wrong and would probably consider one now

    I have recently bought an Aquaglide Blackfoot inflatable… it is a fishing kayak but I use it for other stuff too.
    I have had various hard kayaks, sit ons etc but I am blown away by how good the modern inflatable options are.
    The Blackfoot is similar construction to a RIB inflatable, rather than a bladder in a fabric outer. It’s very rigid and stable and has so far handled everything perfectly.
    From touring type adventures with the (nearly) 6 year old, to many fishing missions, some ending in a rapidly increasing swell.
    In decent size swell, it actually feels less scary than a specific ocean going sit on top.

    Thanks again, some really helpful stuff being posted…

    I know I have a very niche market and we have our eyes open to the fact that it really will not suit the vast majority of buyers (you can get an awful lot more space for the money, in a more conventional house).

    This is why I posted to see what people’s knowledge and thoughts on marketing a niche property to a smaller audience.

    I would stay here for ever, as it works for us very well (so there must be others out there) but we have itchy feet, I love designing and building and generally messing around with buildings and it’s time to get stuck into a new project.

    I also find them on the generous size… I’m a large in giro but medium in poc, although I only have a small amount of adjustment left, so I’m definitely on the top end of medium

    @mrhoppy good point but not in this case. I was pretty carefully during specification and design, to make sure everything was certified and warrantable, so nothing that would limit mortgage-ability (if that’s a word?). Which was a pain, as some of the materials are, or were fairly cutting edge, to ensure the performance aims were met…

    To get things a little more back on track… instead of, your bathrooms sh*t, your kitchens sh*t, you built a house for a midget etc etc
    All well and good but it is what’s it is, I’m as guilty for jumping in and feeding the trolls, it’s all good fun but we have gone off track a little here, as I’m not after advice on what is wrong with the house… (although some of the advice on de cluttering etc is great)

    What I am after, as per the op… is options for places to market it.

    I am dropping the current advert and agent and would really love to hear about any specialist places, people have used, to sell or buy… or even anyone in the industry with some view on where we should advertise it.

    Hopefully I will get the right company onboard to advertise it, in the next couple of weeks, so any help in who to approach would be ace!

    Thanks so much for all the time folk have taken to give me their advice in this area so far

    It amazes me how this place always comes through with helpful advice in areas where mine is lacking 🙌

    lots to think about there… I actually designed the build and construction system to be easily extended.

    you’d be surprised how little we spent building it, when your only costs are raw materials, it’s an awful lot cheaper than having a house built for you.

    Sitting on it for 6-9 years and renting it out is not viable as we need to live somewhere

    weirdly I don’t have any emotional attachment to it and I am not that connected to it (always surprises people) but I’m pretty indifferent about it. Probably as it stole so much of my life for 18 months! Regarding price, we have just gone with what most agents valued it at and the fact that we are in no rush to sell.

    it is the size it is, I’ve not said anywhere that it’s a big house… not much I can do about that.
    Cramped it isn’t, as it’s open plan for the most part.
    Total m2 is 136m2, plus it all opens into 30m2 of sheltered outdoor spaces… looks like I need to check the agents measurements!

    Anyway, see explanation for limitations on size when it was built.

    Maybe I’m fighting a losing battle if it seems the majority of the market want big houses?

    We already holiday let and get between £1500-2k a week, so yep, it definitely works well for that.
    We were fully expecting whoever buys it to buy it as a holiday home, rather than a family home, sadly

    We are still pretty happy here, with two kids but fancy a new project (with a bit more of a healthy budget this time)

    @yourguitarhero small??? Do you live in a palace? They are not exactly small…
    Two reasons for the size anyway… it’s a sustainable house, built to a size that’s needed, rather than excessive spaces to heat and built to a limited budget that dictated totally m2. I could have built bigger but couldn’t have done it to the same quality or performance.

    I wish the seeded lawn had not taken, it’s the bane of my life mowing that bloody thing.
    I strava’d it once… 2.2miles of walking To mow it!

    Can’t really compare it to a usual 3 bed new build… location is unique, build and materials are unique etc.
    Next to no utility bills etc etc

    House prices down here are silly though!

    Yep, it’s fine and country level stuff but it’s not a grand country pile.
    It’s a modern, oak eco house. (Bit of an alpine chalet vibe to it)
    I designed and built it…

    You can buy a much bigger house for the money but not one that’s as unique and in such rare location

    I need a buyer that specifically wants something like this, rather than looking for value per m2

    Cheers @molgrips, cheers all who have given feedback on what you have used…

    I know they are all a compromise but it’s my best option for maximum flexibility in use.

    Think I may stick with another pair of eh500’s as they serve that purpose so well on my gravel bike, even if I have to have the tension cranked right up to use them in anger.

    Thinking about it, I don’t really need the flat side to perform particularly well, as I will always be clipped in when riding for myself.

    Ive spent more time thinking about pedals, than any other component on the build 🙄

    @rocketdog Really?…Probably about 90% less than goofing around with a 5 year old on rides…I just rode yesterday and probably unclipped, no more than, 3 times in 5 hours.
