    In my experience, not the make of car but the type.

    4×4’s (not proper landies) driven by women on the school run are generally the worst. Carve you up, don’t acknowledge or thanks if you pull over etc.

    Our “conservation specialist” architect, offered a reduced size of building to the planners without asking us first stitching us right up with the planners.

    When we queried this with them afterwards they got all stroppy.

    We then had to re-submit a new Listed Building application ourselves to get something that actually worked.

    Not used an architect since, we now do it all ourselves.

    Don’t forget to keep Building Control in the loop.
    Have you used a contract, if not use JCT minor works as a starting point.
    Everybody maybe on good terms now, but things happen.
    Get a programme together & stick to with regular milestones.

    Can’t stress enough, once you start don’t change anything unless you really have too, & if you do agree price & time upfront.

    have you cleared all of your planning conditions ?

    Getting bad this week, didn’t manage to sell any eggs at the gate all week until today.
    Usually sell a dozen a day, free range for £1.50/dozen. I can’t drop the price, just have to eat more omlets then.

    I work in the building sector & this is not as bad as the 80’s crash.

    But government borrowing scares me rigid. Would have been cheaper to have paid off everyone mortgage & let the banks crash & pick up the pieces.

    So much for being [PRUDENT].

    Yep, I used too live there.
    What do you want to know.
    Centre of the village mostly Black & White huge church, use to be three pubs, half a dozen shops. The castle is not there anymore although still landscaped area where it was.
    Typical west Herefordshire countryside very up & down particularly heading west towards Kington & Eardisely.
    Some routes on the Roughride site.
    It may have changed since I grow up there

    What really gets my back up is that round here, we have two decent bits of Forestry Commission controlled woods, one has short length of bridle path with the remainder being “restricted access” & the other al”restricted access”

    Restrictions are due to the fact that its all been used for shooting.

    So the rest of us tax payers can’t use it.

    Perhaps I should strap a shotgun to the back of my bike western style.

    Could’nt agree more Z1ppy, like I said, no horses, no bridle paths, I’d be fecked!!!!!!!, nowhere to ride.
    Round here all horse riders say thanks, it’s mostly car drivers (mostly in 4×4) who don’t give s stuff

    Sounds like you did the right thing.
    Wife’s got a dobbin & that’s what she s told me to do. Father in law ex. Nat Hunt jockey & he alway advised just too keep moving slowly & keep talking calmly.

    No 2 dobbins are the same, round here if there were no horses, no bridle paths & nowhere for me to ride me bike. We just need to get on.

    You did the right thing IMO.

    Solar thermal (DHW) works if you can generate enough heat to kill off bugs in your system.
    Heat pumps generally work at lower temp & best with under floor heating with buildings of high thermal mass.

    RE CSH, optional, not a regulatory requirement such as Building Regs (which part L being revised again next year). The Government appear to be walking away from CSH possibly due to it’s heavy nature.

    Good way to achieve zero carbon is air tight ligthwt structure no heating mech vent with heat recovery with solar hot water pump driven off PV. It does of course all still require leccy.

    It’s not just MTB’ing, typical of modern day society. Could be an off on the trail could be a granny tripped over a kerb, could be a walker slipped on a stile.
    Any person with a respect for life in general would stop to ask. That is’nt to much too ask is it?? or don ‘t we have time anymore.

    What goes around comes around, on the trail/road/ or anywhere else.

    Spent a couple of hours yesterday & again today trying to get Racing Ralphs onto retard rims (29er) would only seal with CO2 & valve core removed. Just won’t seat on the rims.

    The air source heat pumps are good option eps. those with good CoP figure 320%+
    Just consider where you locate the condenser unit as they can be noisy.
    There were recently some grants available for Air source heat pumps, might help matters.
    They do work better with underfloor heating however due to the lower temperature that they work with.

    Malvern Hills at weekends. Too many crap comments (shoud’nt be allowed & wheres your bell) & gruff faces of the ramblers.
    Weekdays OK, different breed of rambler. They smile, talk & generally far friendlier than the weekend brigade.

    It’s one of only 5 Chartist settlements built as a new model village for the oppressed working classes in 1847.

    Idea was great, just did”t work though
    every house had 3 or 4 acres to be self sufficient plus school house, meeting house store & chapel.

    But people moving out from the northern working cities who won the lottery for each house just could’nt take it

    Shame really could have been great modern utopia

    Glowworm & Vailiant are essentaiily the same, different brands I believe. Both good reliable combi’s iin my experience, particularly the Vailant. We have had both a combi & system which were really reliable.

    I take ir your on natural gas ?

    Worcester & keston both really efficient but from what I gather a tad delicate.

    Just make sure that you get a good ZEDBUK rated boiler with a boiler interlock & load compensate.

    On our local hills (Malverns) week day walkers are a dam site more friendly than the weekend jobbies.

    Out for a spin today, even has sort of smiles & conversations.

    Weekends, you just get grunts & scowls & “have you got a bell on that?”

    Used a good number of both Stihls & Huskies. Stihls good plodder, reliable etc. Husky bit quicker cutting speed but constantly keep a good check on your chain oil levels.

    Generally I prefer the Husky.

    Also, if you cutting up logs get a good stand with a chain strap

    Last time I had contact with the wonderful BT they blamed the router, until I pointed out that they supplied the router. went quiet then

    Knowing BT they’ll blame the pidgeons next for perching on the line 😥

    Your lucky with 1.5M, our so called business broadband connection often below 0.75M & our personal connection below 0.5M.

    Price I pay for working from home looking out of my window up at the Malverns which are looking misty right now. Should clear by lunchtime for my ride to the “post office” though.

    We laid about 90sq.m in 6 rooms using natural oak boards T&G & end matched.
    Would strongly recommend that you use cramp straps (at least 3) as these really tighten up the joints if you are using glue. We also replaced the skirting to cover up the expansion gap at the edges.Also laid an underlay to level up concrete floor & also help keep out damp.

    Don’t forget about your thresholds. I used offcuts of floor board routed down each edge to make a cover strip.
    Also (sorry going on a bit now) keep some sawdust for any filling aferwards.

    We laid our 15 months ago, bit of movement, not much but hey wood it’s going to move a bit but looks fab with the osmo oiled finish & cleans up really well.
