    Olympus TG2 here,pretty robust when dropped & underwater too. Used it whilst snorkelling in the red sea this year.

    Modern induction here. Didn’t want it originally but now well used to it. Love the way you can programme each ring for simmer & additional power when you need it. Very quick to respond with the rest of the hob not getting hot. Pan wise, got some Le Creuset from the second shop in town.

    I laid oak boards in most rooms 2006/7. Osmo oiled at the time with two coats since. Dogs, Kids & wife & still waring well. The odd joint has opened a tad but hell its wood. I deal with loads of knackered laminate flooring damaged by water leaks. Much prefer wood over engineered but I have seen some decent engineered wood floors.

    decent water proof house & nest box. plenty of grit, no cocks to start with just hens. They’ll eat most things including mice. Food wise layers pellets plus some mixed corn each day. Ours lay good eggs, particularly the Leg Bar which lay blue eggs with huge yolks.

    As a parent, my lad’s school changed status to an academy a couple of years ago with loads of hype. The only changes that I have noticed have been an increase in admin staff & pension liability for teaching staff, including the recent retirement of the head.

    had two Alfasud’s, TI & sport both brilliant, except in standing water where the engine would get flooded & stop for 10 mins to dry off, then off again.
    Oh & the rust. Otherwise, great fun, tried really hard but couldn’t roll either of them.

    we have a lad who has always been tall. just turned 11 size 71/2 foot.
    We noticed the size thing age 5-6 in school, when he puts his arm out at his chest height it happens to be at all his mates head height so looks like he’s going to high. It’s a fine line but we’ve been careful not to overdo his height as we don’t won’t him to feel different.
    We had a problem with one of his “friends” at the time who sounds very similar character to your problem. We talked to his parents but the lad could do no wrong. Friendship over, move on. Thankfully other lad changed school as nobody would play with him in the end or the parents for that matter.

    You can admire anyone working his dog, flushing, shooting & retrieving. Great empathy betwixt man & dog. Not overly fond of the big commercial driven shoots. I’ve been shot over whilst riding on a bridle way & seen guns shooting down bridle baths in front of me. Thankfully that shoot has been closed down now. relief all round.

    Graham – did they give any reason for the water jacket splitting

    No help from Grant at all. They said they would sell us a replacement jacket which was dam near a boiler cost.
    Boiler was installed c/w with new heating system all new pipes & rads. Serviced every year as well, really disappointed with Grant & looking at some of the forum comments elsewhere there seems to be a problem

    We have had to change our less than 6 year old Grant Vortex which split its jacket. Now gone for a WB & a power flush through the system first.
    Hopefully last longer than the Grant

    Had to make that choice 2 weeks ago with my Welsh Springer.
    She had lung cancer, & we lost her 7 weeks after being diagnosed. Didn’t seem right to put her through too much trying to fight it, so when we had more bad days than good I had to make the choice & called the vet.
    Miss like crazy but know that I make the right choice for her but not for me.
    Just enjoy the time that you have left with her instead of fighting & worrying over treatment.

    My neighbour was paid to drive a soft top E tyoe down to the south of France, then stay in a hotel for 3 days whilst it was used for a TV (top gear) prog & then drive it back again. In July. thats a job.

    Air tightness has to be countered by controlled ventilation, whether passive or mechanical which can lead to good overall results, & i’m lead to believe a more healthy living environment.
    The air pressure process is not great, but I believe that big difference is the fear of the risk of a failed test. Yes there have been instances of over zealous use of sealant & tape early on but as an industry, we are getting there. There of course will always be the some fails.
    The industries next big challenge is thermal bridging, lighting & hot water. Chasing U values once you get below 0.1 starts to become uneconomic

    even if you were to build 200000 new builds a year, its small fry compared to the overall housing stock, & there just isn’t the political will there to build that many new builds let alone crate the infrastructure for control of both design & operational assessments.

    I would love to update our house but its listed. Took us 15 months to get consent to replace 1/3 of our windows with double glazed units. The rest have to stay single glazed & putty.
    The number of houses that I have surveyed over the last year to two with severe condensation problems caused by racking up loft insulation without considering ventilation.
    New building standards have improved over the last 10 years in general particularly with air tightness, but thermal bridging remains the major challenge. The lack of any real movement in this area is frustrating for anybody in the industry that cares.
    the failure to replace the “accredited details” with a formal scheme is something that the politicians can be proud of.That original intentions were there, just no guts to see them through.

    I’ve got a Husky & an Echo, Echo. Like the Echo more. Wife has a Stihl which she likes as its a tad lighter. I like a bit of weight.

    also depends on what whether you get fuel or claim back for fuel as an expense. If you claim back then depends on the mileage rates you get.
    Worked cheaper for me to make a contribution & get a 2.2l diesel & get extra 3 to 4p a business mile than go for a smaller car with no contribution.
    Needs a spreadsheet.

    We bought our lad a Madd Sportz Inflatable Body Board when he first started which he loved. The handles helped in too plus the extra buoyancy helped catch waves & the grin factor was very high.

    My first was a Hurricane which my dad got for me, he was biased because he was in Hurricanes. Followed by Lancaster as my uncle was in them. Eventually Saturn % which took me ages & seamed huge at the time. my dad & I would spend ages painting & building them. Good times

    If wet system is difficult/expensive & you can get the place reasonably air tight then you could look at MHVR with ASHP to boost such as the Nibe system.
    Also you could look at waste heat recovery on your waste water. if its solid stone then you have the thermal mass its heating that thermal mass in the first place.
    Dont forget to look see if any grants available for what you are doing.

    Main problem you may have retaining the single glazing will be the condensation.
    Our place solid stone, had to dry line walls with insulation backed plasterboard & some double glazing plus what ever you can get in the loft. With solid stone, if you can get enough thermal insulation in the place & if not to exposed could look at air source heat pump.

    who’s property did you erect the fence on, if on your property then they had no right to remove it & trespass springs to mind. Regardless of who’s responsibility the boundary is this does not stop you from erecting your own fence if you want to on your property i believe.

    You are right in that insurance policies cover the cost of damage caused by the leak & not repair of the leak itself. Some policies have an additional element of cover call trace & access which covers the cost of locating & exposing the leak for you to then repair & reinstatement of the floor. So if you have T&A cover (usually has a max value of £5K) you would be covered for locating the leak, digging up the floor to expose the pipe & then making good afterwards.
    Also insurance is the value of the repair & not the repair itself. Could you not settle on the value of repairing the pipe & use this towards the cost of re-routing.

    Had spaniels now for nigh on 25 years
    Current pair Welsh Springers.
    Cracking dogs great with the kids, are fine as long as they aren’t bored.
    Train them well to whistle & hand signals & should be OK. Just don’t let them run riot from an early age & avoid running uo & down stairs early on in life.
