Worst case is your house gets trashed every six months, it takes time to clean costs a fortune to re carpet and You struggle to get the rent from your tenant. My last tenant and her stinking dog smashed my cooker, and made a right mess. The damage she did cost me around a grand to fix thats not including the time the house was out of action.
My advice would be think long and hard about it, if your soft tenants take the pee, and if you accept Dhss they pay directly to the tenants and it takes 8 weeks of non payment to get paid direct. on the other hand buying while prices are at there lowest will yield the best long therm profits.

I cursed this thread today, i knew it would happen. I got a call to go find a mastiff in a field in the middle of nowhere when i got there i found a very angry mastiff cross that was running round a field the size of two football pitch right next to a field with 50 or sheep in, the dog was probably 12 stone and could have killed the lot in no time. We never got the dog as it did one into some woods and it got dark so im dreading work tomorrow
While trying in vain to catch the thing, a farmers wife pulls up and asks if i want it shooting and tells me in no uncertain terms that if it comes near her farm that its getting shot.

I dont buy that “No such thing as bad dogs it only bad owners” thing, you get bad dogs like you get bad people. What with inbreeding and eugenics, surely its has an effect on mental stability.

The top and bottom of it is that dogs are dogs and some still have the animal instinct to kill stuff sometimes, if your dog attacks anything its YOUR fault for not having it under controll..

Dog’s worry sheep cows horses chickens and even other dogs, im an dog warden in a rural area and i am forever getting reports of peoples dogs worrying animals, its not uncommon for dogs from the next farm to take a wander and worry your stock, or dogs that have never seen a sheep ect to attack in a flash causing a fatal injury with one bite. Keep you dog on a lead unless your prepared to have it shot and be forced to pay for the damage if it damages or even upsets livestock.

Often dogs from rescue centers come from home where they where not fed proper food ect, this can make them poop some pretty nasty stuff once on a proper food, try the dog on some sensitive food or James wellbeloved burns. I have a kennels, we take in strays and this is pretty common with rescue dogs, it often takes a while for dogs to get use to proper food so its unlikely to get sorted overnight. good luck< hope you get it sorted soon..

Advertise localy as a dog walker, Tax free and self employed.. A fella round my way walks 13 or more dogs at £5 a time, and some twice a day. Not bad money rely.
