    How much of an extension quote might consist of internal work, insulation, boarding, plastering, skirting, decor etc?

    i.e, what might an extension cost if you only want foundations, walls, roof, windows and electrics done comparatively? We’re planning a 4×3 utility extension in a couple of years and would like it as cheap as possible!

    A row of more than 2 Leylandi is covered by the high hedge act for a good reason. If they wanted to they could have complained to the council who would have forced you to get them to the required 2m, 5ft is a little less than than but they will be beyond 2m in a year.

    Nope.

    For the council to act under the high hedges act, it would have to be a JUSTIFIED complaint about the height, and any order that’s made isn’t likely to force it tobe cut to 2m at all. The only relevance of 2m is that a hedge is deemed a high hedge once it goes beyond 2m. Nothing to do with how low it should be cut in the very unlikely event the council issue an order.

    Once cut too far there will always be a lack of growth. It sounds like this has been cut down to trunks, in which case it’s a gonner.

    I’ve spoken to the council, who say that because its on private property they cannot act.

    Try getting in touch with the tree officer, or someone who knows their stuff, if there is a justifiable complaint of nuisance then private property doesn’t come into it.

    The folk replying moaning about leylandii are missing the point. It doesn’t matter what type of plant it is, it’s YOURS and the fool next door had no right to touch them.

    Leylandii are perfectly nice, neat and doa great job. They’re also NOT hard to look after, and problems that get featured in the daily mail are due to neglect where people don’t trim them for decades.

    Hard to say what to do from here… can you put up a pic?

    I reckon at that price point it’s more about bangernomics and finding a machine in good condition rather than aiming for a certain brand/model.

    Whatever it is,make sure you can test it cutting, check the blades are straight (by looking at the cut to see there’s no lopsided scalping). Check drive is good and strong, blade brake works, all controls etc.

    If you spend more on etesia, iseki etc, your price will likely hold for a long time if you ever resell.

    You’ll get by fine with just a combi. Impact drivers are lighter and have higher torque so are better for putting in loads of screws.

    What about the 4 bed bungalow on Culloden Rd that sold for £315k last year? It’s a bit nicer and has a garage, but was also worth a lot more than 260k.

    I suspect the bottom line is the sellers are stubborn, which is going to make them very hard to negotiate with. We came across a couple of sellers like this during our house hunt and it turned out a big waste of time even trying.

    Most people don’t want open plan living, that’s a total crock. It’s the price putting people off. There’s no floorplan either… Is it a very odd layout? The pics do look like it’s quite open and airy.

    Nice in theory, but the weight and sheer height of this lot (spar is 3.3m high) was a significant issue. I tried it that way first.

    I’m sure I posted a big reply but it’s not gone through.

    Basically, everyone has assumed the OP isn’t telling the truth.

    How about reviewing your comments and replying on the assumption he IS telling it as it is. That the neighbour is quite simply hateful, the van is simply too long to avoid the grass, can’t turn left out of the drive as it’s even tighter etc.

    Wow…That was a bit brown pants and satisfying. I love a bit of danger at the weekend!

    Started with a deadlift into a wheelie bin. Wife put it in squint so i had to hold it there for a while so she could pop it in straight. Then I wiggled the hop-up into a spot that would take the angles and popped it higher, with wife bracing it with a small ladder.

    I then put up my henchman platform and got it a bit higher. Wife had to use the bigger ladders to support this and they were a bit too heavy for her so it got interesting!

    Then i tried weighting a leg. Didn’t get a chance to weight the other leg as this started making things all wobble crazy and start to lean so i had to jump up the platform again. This is where freestyle started and plans went out the window. Once i got the spar lifted higher, the whole lot did a wild pirouette with me 6ft up amongst it all. Amazing, my limbs weren’t twisted off, and all i had to do was contort myself to get from the platform alive and shimmy one of the A-frames back upright and it’s all good!

    A few mini shuffles to get it into place. All i need to do now is tighten the bolts, add some braces, dig the footings and ground anchors, saw a little off the back legs to level it and attach the swings! Hey presto…Biggest swing set for miles!

    Problem with chapping doors is that I’m surrounded by OAPs and i don’t have time to be taking them to hospital with strained backs, hips and shoulders!

    I may rotate it to face the tree stump, lift it upright using straps then just gradually shimmy it into place.

    It’s bound to work eventually!

    Superb ideas. I like the thought of weights on the legs BUT they’ll encourage twisting. Not that the 10mm coach bolts are going to give up, but I’d like to keep strain on the wood to a minimum.

    Greg, mates and beers would be the ideal choice, but mates are all working or busy with babies, basically just wrapped up in their own selfish lives just now ;)

    Twonks I’d never have the strength to do it that way.

    I’d use anchor bolts too. The drilled holes are likely to be rough and possibly crumbly so screws alone won’t hold a post that could be under a lot of strain.

    I’d also space the posts a bit closer than normal.

    Yes, but Neal he’s technically RIGHT! Sitting on his keyboard tapping away showing us the legalities of the situation and what’s morally correct, so we’d better listen and agree! No real world thinking is relevant here I guess.

    It’s a space of land, it’s green (well, more brown), and it’s the public’s, therefore it’s public green space, and he’s depriving a swathe of little boys and girls from having a kickabout with jumpers for goalposts because of his abhorrent selfishness. He should, of course, just get an office job and a smart car to avoid such law breaking

    One simple question for you. Given you’re capable of reading the OP…What should be do, if not drive his van out of the driveway to work each day? Park it on the road and increase the danger of it being broken into? Because of a few inches of council verge?

    Also ignore the little Hitlers telling you you’re technically in the wrong. They’re not capable of seeing reasonable and logical sense at times!

    Also, having had a big life trauma doesn’t protect her from being treated like the hateful annoyance that she apparently is. If she was 42 and working would people still be suggesting you calmly obey her?

    Just keep doing what you’re doing and of she ever tried something stupid like getting a boulder put on the corner, make sure it gets rolled right onto her front step.

    Regards cycling on pavements…No reason not to do it at certain times in my book. I do it often when I’ve got the wee boy on the front seat. Never ever had anyone moan about it and I wouldn’t care if they did. I’ve cycled past police officers who smiled and said hello…. It’s not an issue if you’re not skidding around scaring people.

    We used a local joiner (and MTB-er!) to do ours. The whole kitchen was ordered from diykitchens. The joiner has fitted loads of kitchens and says that DIY do better quality units than any of the other big names – Howdens, BNQ, Wicks, Wren etc. Thicker finish layers on the doors and so on.

    They come delivered ready assembled so it’s all very solid. He took 3 days to do the fit, including fitting some bulkheads at the tops and lots of other bits and pieces. I think the units/worktops/sink came to about £4500, Appliances £2000, bulkheads, fitting and plumber/wiring etc £2000, decorating/tiling £1100. That’s a kitchen diner roughly 14×12 kitchen and 12×10 dining area.

    I’m 36 and have had glaucoma since I was 18. My eyes have lost a lot of their peripheral vision and things are constantly on edge. They’ll never recover the lost sight and I’m on a host of drops every day just now. I’ve had a tube implanted in my left eye and the doc is worried about the right eye pressure and wants to put a tube in that one too.

    I’m worried that less than halfway through my life they’re in this state…how long will I have sight for? So I try to ignore the thought!

    It’s quite normal to need glasses at your age and it’s nothing to worry about. It is annoying…I dream of having perfectly working eyes, being able to rub my face without glasses in the way, or wear whatever sunglasses I like. Maybe one day they’ll do transplants!
