When does “not how I want it” become uninhabitable? Most bathroom/kitchen fitters would struggle to survive if they insisted the customer leave the building for the duration of the works due to it being uninhabitable.

Only lives in the switch shirley!Earth should be in earth terminal attached to metal strip on face plate and to earth terminal in back box,although you have black wires in the switch they are not neutrals,they are at some point live,hence having L1,L2 etc.

No arguement intended, I am suggesting that the easiest way to put value on the property is to get planning permission for an extension.
You do not need to follow through with the building of said extension as the budget will not allow for this as you have stated.But you would have to go through your LABC.
You said any prospective buyer would hopefully see the potential,if you have done the above,the property will be marketed with full planning permission,therefore unmissable.

2) you can afford to have plans drawn up and put in to your LABC for permission (ie for the extra bedroom/s etc to side and or rear)
3)Once plans have passed you should able to go with your 2 bed shag palace, and satisfy your requirements of never being too far from the toilet, hopefully you can reason this idea to any prospective buyer,explaining that he could add a bedroom (and maybe even value) by using the plans which have already been passed.

Combi’s are good but you need to understand that if it is rated at 15l/min at a 35degree rise in water temp then it can only deliver that to 1 outlet, ie if you open 2 taps then you will get 7.5 l/min to each, 3 taps 5 l/min and so on.This is fine and very workable as long as you understand the limitations. Best to get a good heating engineer or two round to see whats required.

Hows your budget? Megaflo will give you loads of mains pressure hot water,no need for pumped anything so long as incoming main is suitable.Combi will only provide a certain amount of hot water at a certain usage rate, check DHW flow rate,again no shower pump needed dependent on main.Standard boiler with larger more efficient cylinder would be fine,check out recovery rates for the cylinder.HTH.
