You only need rim tape and separate valves for stans rims. The rim strip is for converting normal rims to tubeless. Hope that helps.

Our house had been underpinned about 20 years before we bought it (common on our road). It was re-surveyed 10 years later showing no signs of movement. With all the certificates to prove this, we haven’t had a problem. Currently insured with Nationwide. You really need the certificates showing work carried out and the survey showing no further movement. I appreciate in your situation you may not have the time to get this done.

I had a 2011 Trance X3 which I put Fox Fit 140’s on. Made it a far more capable bike. For info Giant did know what they were doing that’s why they spec’d the top of the range trance with a 140mm fork. It’s a great upgrade with very little downside imo.

Speaking of seasonal beer, I tried the Wychwood – Bah Humbug Xmas Ale last week. Spiced cinnamon and dried fruits apparently. It had a pleasant enough taste but a strange plasticky aftertaste. Close but no cigar imo.
