    it may sound odd but I’d consider making the extension of the lease to 999 years a condition of the purchase (perhaps during the conveyancing process, claim the bank insists on it) – reason being that it forces the issue on how active the freeholder(s) are on it and potentially triggering the opportunity to purchase the freehold, basically make sure you deal with it before the sale goes through – reason i say this is i bought a flat with a relatively short lease (80 years ish) and the bank did insist on extending it and the process unearthed all sorts of other stuff that needed sorting (inc. weird stuff like ‘access to my eaves by any of the other lessees’ etc)…

    After watching mosley’s documentary i started home-making kefir (must admit some hit and miss results taste-wise) and drinking a small glass daily – was previously on omeprazole (daily) for excess acid and now don’t take them (except for after a red-wine binge)

    you’re on the right track from my experience, planning permission (get pre-planning advice first so you don’t waste time), structural engineers design for steel frame/stairs (there are specific strength requirements in building control which I don’t have to hand but you should be able to find them on your council site) then phone around fabricators…

    I think toto’s a nobber – imagine telling your man who’s unarguably one of the best racers and 3 times world champ to give it up when he’s in the last race of the season with a half a chance of winning again – team orders? they’re racers man – he should’ve shutup and let them get on with it – i.e. what racing is supposed to be about

    Privte investigator but he’s after the current owner – my guess on behalf of a wife or jilted lover – she’d know the reg and where bought from so he’s tracking leads, if it was legit he’d first go to the garage – you could always ask the garage if he’d contacted them first, money’s on a no.

    I wouldn’t be worried if he knocked on my door but I would be intrigued.

    there may be a charity in your area that provides subsidised/free counselling – for example the one near us is west london centre for counselling (so similar in your area?)

    I’ve started the campaign for ‘a saxonrider’ to get in the oed…

    i fell for the percy sledge one on bbc news last night and mentioned it to the wife. on realising my mistake this morning I updated her with ‘turns out percy sledge died ages ago but it resurfaced on a most read list…there’s a name for that and it’s a ‘saxonrider’ – you can tell your friends that…’

    slightly weirdly she didn’t question it at all and i am confident it is now spreading…

    i think….no! i’m wondering if the answer you’re looking for is you should upgrade your DAC (either as a standalone or an integrated gizmo) and force it to do the conversion (digital in, phono etc out) – I think your sony thing (don’t know it, sorry) is up for sale unless it can act (and is useful as) a power amp…hth’s

    might be more ‘physical’ in that you’ve bent/misaligned the bit where the lever axle (pin) keeps the lever in place – sorry don’t know technical name – compare the alignment/gap to the other side? maybe prise (eek) the two apart and see if that loosens the lever…

    had this – 160 hope floats/785’s, needed filing, worked but i wasn’t happy with it – could hear the rubbing so more filing – pretty quickly swapped out (good excuse i guess) to ice techs… guess it is mount dependent mind…

    agree with fin25 and agree with franksinatra from the first page…

    I would rather see their place taken with young kids from within the sport, a bit like mascots at football matches. That would be so inspiring for kids to share the podium with their heros.

    The facts seem to me to be that the cyclist is, as he says, legally allowed to cycle where he was. The driver of the land rover executed a manoeuvre that looks at least ‘careless’ (driving without due care and attention if you must get technical) if not – by the time he swerves to menace the cyclist – ‘dangerous driving’. I assume he was convicted of one of these but I could be wrong. The driver then threatens to kill the cyclist, while the cyclist taunts the driver.

    I therefore believe it’s pretty one sided and tend to disagree with Bomberman (sorry, not flaming, just my pov!).

    To me, the potentially more important (longer-term) point is that the driver has the attitude of ‘cyclists get out of my way’ and this has no place in 2015. The evidence to support this view is the driver telling the cycling he should be in the cycle lane. The fact that there’s a cycle lane near-by, to my mind, is irrelevant and misses the point (and in some ways IS the point) – there could be the world’s slickest cycling lane nearby – but the cyclist is still allowed to use the road.

    I may end up feeling sorry for the driver and his business but if this example does anything to alter the tolerance of bike riding in the UK then I will be happy (although for taking the shot of himself on the scales he deserves the public vilification). My fear is that, by ‘picking’ on the driver, we miss the opportunity to make the wider point and do some good for cyclists as a whole.

    had this, in my case (i don’t know the technical terms) but the silver metal thing where the cable goes into the caliper had oil in it (i.e. it wasn’t sealed properly) and the oil somehow got on the pads – replaced the cable and pads (I had tried muc-off/scratching etc and it didn’t do enough) and work fine now (having subsequently left it for another few months), hth’s

    quality time needed (got twins btw, boy and girl, have to manage their expectations quite carefully) – looks to me like you could do with taking 5 yr old on a boys weekend (camping or something) and getting to know him better and what he likes and doesn’t like – he’ll also appreciate you giving him 100%

    if it helps for a simple test i used scopes lab http://www.scopesaasl.co.uk – I took a diy(*) sample of suspect roofing and sent it double bagged with £25 cash and a covering letter – certified result was back in 3 days (negative in my case)

    * involved a scuba mask and snorkel, i made sure my wife wasn’t in so she couldn’t take photos before you ask

    yep ok surveyor and well-reasoned letters seem to be my best option (haven’t found a pigeon yet but if I do and I can be pretty sure they’re out I’ll get the ladder out too), all this for a drainpipe though jeez, thanks muchly all

    Put it to them in writing explaining the problem and what you expect them to do. Follow up a fortnight later with another letter explaining that if the repairs are not undertaken by such and such a date you will take remedial actions of your own without further notice and pursue costs through your insurance.

    Big ladder that reaches up as far as the guttering. Lean over to their side, before the point where the guttering reaches the down pipe and block the gutter with leaves, dead pigeon, broken tile etc. All future water will then flood over the guttering and down their wall, thus avoiding the downpipe and keeping your property dry.

    Check your deeds on that one. You might find that you have a right of access to affect repairs for things that directly affect your property, things like drains, power cables, water supply that sort of thing. Obviously you have to let them know and you have to return their property to it’s original state but you wouldn’t be tresspassing. It won’t stop them being difficult though.
