All these things come under the banner of weasel words, said by people without the courage of their convictions.
It is a marker of someone to avoid or if you cannot, then be very careful around them because they are incapable of being honest and will hang you on your honesty.

I don’t know about scotland but in England the thing I don”t like is solictors waiting until exchange before you can draw funds down. Some mort co’s reserve the right to change their minds until you draw down, which means you may have exchanged and then be left with no mortgage. So on our last house we insisted on funds draw down before we were prepared to exchange. Then we completed 4 days later.
So from that point of view the time between exchange and complete seems silly. However, the vendors do need time to arrange their affairs and may not want to commit until exchange. Difficult balance that is often not helped by estate agents..

Looking at standard sizing, going from s-xl on eg a Trance the difference in reach is s-m 29mm, m- l 13mm, l-xl 21mm.
I know I have often felt a small is too short and a medium is too long so have used a stem to change things. So I think you may well notice 5mm.

It is not quite as clear cut as Oxfam would have you think. You only need 1 penny to be richer than 40%, it is all in how you measure it.
