How much to replace soffits, fascias and guttering?

We have been looking at getting ours done and got our first quote in which has shocked me a bit – it’s an everso slightly larger than average (1800sq ft) 4 bed detached house.

So what sort of price range should I be looking at?

I’ve just been doing my neighbours soffits and fascias. We’ve taken the rotten wood ones off and replaced with new wood. About 3/4 way through.

It’s an absolute pig of a job and takes bloody ages (weeks)
Scaffolding is required too.

I’ve no idea of the cost but I’d pay whatever it is to not have to do it myself again.

Depends on so many factors it’s difficult to say e.g.  Actual measurements, requirement for scaffolding / access, specification, location, Harrogate tax.

The only way to know for sure is to get some more quotes.

I’ll guess £3400 or £5500 if it needs a scaffold.

No, more than that Perchy (and yes they are saying it needs scaffolding which is fair enough as it doesn’t have much flat space to work from ladders).

And, interestingly, my initial guesstimate was around £4,000.

We paid £1500 to clad them (paint had flaked off and it looked messy, but no rot). No scaffold required though.

Wasn’t entirely convinced that was great VFM based on the cost of materials and skill needed to do it, but it was considerably cheaper than the other quote and it was someone we’d used before for other roofing jobs. Didn’t include replacing the felt either.

Did this a few years ago: soffits, facings, gutters / downpipes and dry verge.

Lots of cowboys using unsuitable materials or means of fitting.

Big company wanted over £5k to supply and fit for a 4 bed detached house (scaffolding required). Bought my own (better quality) materials from Europlastics and had a local fitter do the work. All in was about £2.5k. Dry verge (Klober) has faded a bit over the years but everything else is as new.

Getting to choose the materials and fitter (I’d seen his work on several local houses) was vital for peace of mind. Well worth getting involved and not trusting anyone!

@downshep – that is significantly cheaper than our quote (and again, more in line with what I had initially expected).

Johndoh, I went through this myself 2-3 years ago. Asked on here and was told I was being fleeced, pretty sure people were claiming a 2k job for a house your size. I paid 5k, but had everything from 4.5k (started at 12k, reduced to 6k by the time I had thrown him out the front door) to about your quote from different companies.

Mine was a PITA in the end, one bloke with a battered van turned up and just started ripping stuff off and lobbing it to the ground all over the gardens (nails, mortar, boards – the lot). I was promised scaffold but it wasn’t erected so I deducted some of the bill. This was a company that had been recommended by neighbours!!

Its a cowboy sector!

Got ours done earlier this year by FasciaWise. 4 bed detatched came in at £3200 or there abouts. All the good stuff too, not the cheap and nasty stuff.

Its like ewi replacement, low skill, high labour so full on cowboy territory, its like double glazing in the 80s.

As above, source materials yourself and pay a respected local guy to do the work but expect the garden to be a mess after!

Yeah I know – just had an email from them today saying they are having an ‘end of month discount’ and offered 15% off.

It’s a shame as they were recommended my my father-in-law so I can’t help but think they have been ripped off by them if it turns out they are a ‘SafeStyle’ type of set up.

Just paid 2.5K to get ours done (Semi detatched) at the same time as the neighbours in the co-joined house got theirs done so he did it as one big job which helped keep costs down.

Assuming you’re talking about a two storey house working from ladders isn’t an option for a reputable company. The first fine for getting caught trying to do a job like that from ladders is crippling, the second will shut you down (and probably take the majority of any assets you have).

£11k yikes, mine need doing but I’m happy to stick with the rotten/dilapidated look for that sort of money. Was the quote broken down at all (e.g. mats vs labour)?

Just (3 weeks ago) I paid 4.3K for a 4 bed detached. The front of the house also has tiled section above the garage, porch & bay window which increased the meters needed. Had 3 quotes, first from a big company who was over 10k initially and then wouldnt stop calling me and offering ‘special deals’. Other 2 companies were long standing local companies specialising in roofline. Price for these 2 was within £300 of each other when all the extras were considered. ( I went for gutter guard to stop moss and a barrier to stop birds getting in).
The company I went with (one of the small local companies) had a ladder based platform system to avoid the need for scaffolding. It took 2 men just under 5 days to do the work.

Its shocking workmanship. Just rough half cut edges and gaping holes. I asked the guy to sort it and they scarpered.

For £9k you could probably afford a basic hostel in Harrogate…..

Jesus, I could press it up out of aluminium sheet and powder coat it for half that price.

Interesting thread as this job is in my near future…I had 3k quoted just to replace guttering from a local firm. 5 bed detached with an awkward conservatory. Although they told me the current size guttering isn’t made any more. Next firm popped up on the ladder and fixed the broken bits / cleaned the lot out for £200…
