[Closed] North Manchester dwellers (Prestwich etc) advice

Ok, we've been looking for a house in Preswitch for a while. Many reasons for a move to the area- mainly as its a short hop to Hudds (future babycare arrangements etc) and still accessible to Manchester for a non-car driver.

We've had a house fall through and thinking of widening our search. Currently we have been looking with 1/4 mile of Prestwich tram stop- just above as it seemed a nice area- over Bury old road and further down Heys road doesnt.

Thinking of expanding the search to Whitefield and even Radcliffe.

Wise? Any of those areas to avoid?

Avoid the Polefield Circle area just off Bury Old Road, It's a dump, also the area to the right of Cooksons cycles in Whitefield heading north, not the best!

Sedgeley Park area, near the Heaton Park tram stop end? Near the park (good for toddler/young child entertainment when you get to that stage). Still a nice area*, nearer to Manchester but just as easy (or easier) to the M62 but via M60 for one junction.

*this may be slightly out of date but it was good enough for me growing up, and my folks are still happy there.

Hi guys thanks. I walked round Heaton Park- was abit concerned as further down the hill was a big council estate?

Its like any area, towards the bottom of Heaton Park is the top end of Crumpsall and Lower Blackly, not the best of areas.

Remember Rossendale valley is not too far away !

abit concerned as further down the hill was a big council estate?

I wouldn't worry there's probably a machine gun post or something that the council house kids will need to take out/negotiate before they'd be allowed to walk near the private housing

My 3 bed semi in Prestwich with the world's best shed(tm) goes on sale next week. Off the New Road, 800m from the trams stop, down a quiet street, biggest back garden in the area, recently rebuilt and extended, 100m from the trails.

what about north Bury, Ramsbottom/Holcombe area. nice and close to Bury for the tram and out in t'hills. Parents in law have just sold a hous in holcombe brook and it's a buyers market for sure.

Not yet... I may have a go this afternoon. 20ft run off before a stone trough and a rather sturdy wall. It'll be reet.

I work in Bury and I went to school there. It's cheep to buy mainly because it's rough; especially around the Council estate areas.
Radcliffe is known locally as dogshit gulch, but that may not make the Estate Agents details.
I live 'up the valley' in Rossendale. It's not bad, and handy for the trails.

Harry, tasteful, subtle and character. Very nice. Pm when you know the valuation?

Will also look up Ramsbottom/Holcombe area.

My office manager lives in Radcliffe, I've heard it also referred to as 'gunshot Radcliffe'.

Edit: Ramsbottom/Holcombe is too far out

Jesus wept, that must have been one hell of a wedding reception or you have Manchester's biggest cherry blossom tree. I bet that's an arse to clear up every spring, isn't it?
The house looks lovely though but the wrong side of Manchester for us.

My parents live in Rammy and tell me that house prices have dropped considerably. Mid terraces now sometimes <100k.

Having said that, if you're not sure where you want to live, shouldn't you be renting?

Radcliffe was rough when I lived in Lancs but that was over 10 years ago. Never liked Bury much, but Rammy is nice.

Ransos, since recent news its Prestwich. TBH I wanted to live in Outlane/Hudds near to our family but its too far for the missus (she doesnt drive). Prestwich is only 20mins away from Outlane and still on a tram/plenty bus route.

Ramsbottom- I do like the sound of it. Will relook at but main focus is Prestwich ๐Ÿ™‚
