Being as there are so many experts on here, does she have to pay capital gains tax on the £30k if she doesn't buy within a year. Would the OP be liable for the capital gains tax on the portion he has already paid out on?

Try to remember, you obviously care/cared about this person, you were planning a life together…
...and they decided to go their own way of their own choice.
By no means take that as "kick her out with nothing" but you CANNOT be emotionally invested or you will lose regardless of the outcome, either financially or emotionally. Easier said than done but this is why we have professionals to work this all out.
