    Yeah except you have high transaction costs with property so it isn’t efficient from a total value perspective to buy/sell frequently. You could have invested in a shares and then sold down your investment over multiple tax years to manage your gain.

    yes, only an anual CGT allowance however don’t forget you get indexation allowance and you can also include any capital improvements e.g. an extension

    The annual tax free allowance is £12k which TBH is pretty good.

    I’ve only ever been to pretty major ones which were extremely industrial. Animals have to die if you want to eat meat. I have no issue with this.

    Hopefully the majority of the industry meets decent welfare standards.

    Medical care. We generally value medical quite low in the U.K. as we don’t see the upfront cost for humans with the NHS.

    Very very busy – average speed needs to be low in rush hour. Walkers, joggers, cyclists going both ways and a narrow path.

    Surface is mainly paved.

    Not somewhere I would choose to ride in the dark outside of ‘peak’ commute time either in winter. In fact, I probably wouldn’t ride it in winter in the dark even in peak time.
