    Assuming you do end up paying £250k or more it may be worth your while dropping me a line – I have a completely legal and risk free method of saving you 50% of the SDLT. (On a purchase price of £250,000 this equates to a saving of £3,750).

    I've just bought a house, was on at £260k, offered £230k initially, eventually settled on £240k. That was on a house that hadn't been on too long either so pretty "happy". Must be haunted (or worse!) I guess. If it's been on a while Daffy, make a cheeky offer, can't hurt.

    The propertybee [/url]plugin for Firefox is useful, I'd recommend it

    COol – it was a great moment walking into my 1st house after completion thinking that I own this and can do what I want; the seemingly large debt didn't dent that feeling much….

    Is the house worth £265k? How much work needs doing on it? What do similar houses in the area go for, how long has it been on the market, do you think it will sell quickly? What does a surveyors report say?

    I would answer all these questions before putting an offer in.

    We bought in September and the house was up for £265. We went in at £223 as it needed alot of work doing (we have spent approx £45k) we ended up paying £232, and now with all the work done its worth £350k !
