    Not been through the full thread but would suggest this lot;

    Always make the houses they sell look fantastic and will definitely bring in the type of buyers who’ll be interested. As others have said, the photos need redoing sharpish. It looks lovely though, you should be proud.

    It needs better photos obviously and on a nice day with a bit of sun coming through the windows. One thing that would put me off if my kids were very young or I was planning a family would be having the main bedroom on the first floor and the kids bedrooms on the ground floor, that might have a limiting the potential buyers. Kids a bit older and it seems like a bonus!

    Basically you’ve built something just for you and to meet your requirements, best thing would be to find somewhere where people like you like to hang out to market it. Do you have any hobbies, post on any forums for example where you might find like minded people. For example if you were into riding mountain bikes I know a great place where you’d get lots of interest 😊

    as above better photos but you should also consider staging it too.
    That lower covered deck off the living space and just a lonely weathered picnic bench?

    It’s a lovely house. Those pics are terrible, looks like a tosspot in a shiny suit took them on his phone.

    If I was selling I would remove half your stuff and (books etc) and make it look like a show home with just furniture and a few bits.
    I would then pull it from the local agent and stick it on the Modern house at max price and see it sold in a few weeks.

    Look at their website and the standard of photography, it’s in a different league. You will also get it under the noses of people with money who want a nice little eco home in the country.
    If you have any friends with any mid-century furniture then see if you can borrow some for the shoot day.

    Its a lovely house and I would be happy to live there just short of 700K, regards selling it and agents, the one your using doesnt appear to have experience of selling some different/unusual and it shows.

    I do work with Fine and Country(whose agents are Franchisees by the way so some may be better than others)buy take a look at the link below to see what in my opinion is more along the lines of what you need, your selling a lifestyle,an idyll and things like drone shots and professional camera work will show this better(I get the property in the link is on a different budget).

    Further to my comments on page 1 (as probably the only one on here other than the OP to have actually been inside the house).

    It certainly didn’t feel small when 4 of us stayed there some years ago. Granted we were on holiday without all our worldly possessions but I would have said it was ample and the outside space is amazing.

    I shared the rightmove link with my wife last night and she rang me this morning to say she wants to buy it because we loved the place.

    Sadly it’s well out of our budget (not saying it isn’t worth it because I would say it definitely is) and about 297 miles too far away from work….

    Lottery ticket bought tonight though so you never know. 😀

    Just the kind of place we’d want to retire to, Eco house, bit of land, job done apart from us being too poor to retire or afford that sort of money ☹️

    looks like a really nice house.
    The only thing that puts me off if the “offers over” bollocks.

    When looking for our current house , came across several like that, put in an offer, then was told it wasn’t enough and they were looking for much more.

    It’s a 3 bed house – that’s what prevents anyone with a (large) family buying it.
    So you’re looking at couples / small families who want a holiday home and have a lot of money.
    Londoners/business owners. Would be worth approaching a specialist who advertise worldwide.
