    Had a plug burn out and smoulder and called out a trusty sparky. He said the fuse box was old and without trips. Had some lights fitted in may and the sparky wouldn’t give certificate for electrics as were old and couldn’t guarantee the work/safety.

    Whose problem is the electrics mine as the tenant or the land lord?

    Depends on the lease. Not a tenant or landlord but on schemes I’ve been involved with the tenants has been responsible for all fit outs including all electric from consumer units.

    I would say in a house it should be landlord. I have never heard of a tenant being expected to sort internal wiring.

    There is a very good site here that explains your landlords responsibilities. He must ensure that the property is safe to inhabit.
    Electrical safety
    You need to read your contract and see if he has any get out clauses.
