    Complete re-roof of 1970’s semi.
    Main roof, second storey, 7m wide X 8m front back over ridge.
    Rear single storey extension, 7m X 2m on back continued into 3m X 8m on side (extension wraps around two sides of house).
    Low pitch, concrete tiles.
    New edges, 10m of new uPVC barge boards across low extension to back only.
    No wood or sarking needing replacing from inspection.

    Next door had thier main house (the 7m x8m bit) re-done a couple of years ago for £3.5k, by the chap who quoted £7k.

    I’ve had quotes of £7k, £9.5k and £14k.

    complete reroof of the barn in 2014. Greater Malvernistan

    Materials quotes included battens and felt but came to £7.5-8k (i.e. £45/m2)

    Labour, 2x chaps for I think 4wks £4,400. i.e. 40-45m2/week. However I also did 2-3 days a week labouring (moving materials, incl reclaiming and sorting old tiles for salvage. I also had to arrange to get the pallet of new tiles up on to the scaffold paying a local farmer to come with ag fork lift to do so 3 or 4 times (and get the salvage pallets down)

    £2.5-3k for scaffold.

    Best bid was £12,800, second best was £16,500.

    have PM’d you the guy that did ours – fewer tiles on my house than yours, but I spent quite a bit less than 7K (inc all new sarking) . Think he was from Denny or somewhere that way.
    Fascias seem to be stupidly expensive for what they are, so might be worth doing the lot while the scaffold is up?
