Looking at options for moving to the country (been watching Escape to the country too much). This is in Scotland.

Anyway first thought was buy land then build a house. Now if the land is under £145k I don’t pay LBTT but do I pay additional dwelling supplement if over £40k? I already own a house, which I will sell next year (I hope).

Next thought was buy a big house already built but LBTT gets massive when you go above £325k. So to avoid that buy a smaller house with a bit of land or buy a plot?

Either that or just have a smaller house. Problem is I also want to buy a holiday let as an income generator. So lots of LBTT tax and additional dwelling supplements will reduce the bike buying budget. First world problem I know. Any gems of wisdom from the collective?
