    Pull down ceiling and insulation (1.5 X 2.4m). Dispose of.
    Check pipes (it’s had a leak).
    Replace insulation and plasterboard.
    Tape and smooth joints.
    Repaint white, plus (plain) coving to be painted.
    Replace light fitting (fitting sourced by me).

    What says stw as to cost?

    What says stw as to cost?

    STW where making a profit is a bad word. Builder is not allowed factor in overheads/clothe and feed family/allow for holidays/sickness/tools/vehicle maintenance etc etc and is therefore ripping you off.

    Ok – I’m struggling for quotes. Not many builders around and it’s a small job really.
    My usual gas safety plumbers & electrical check chaps have quoted £1150+vat.
    Chap whom I’ve never met before and have no recommendation for wanted £400, but that then became cash in hand and pay him up front (aye, right).

    Landlord insurance excess for escape of water means I’m paying. And I’ve an angry neighbour I need to placate asap.

    The clever part was typing a post with my left hand whilst getting shaved with my right hand.

    He would let you know. My neighbour has been calling EVERY SINGLE DAY for the week since this happened. 😱

    The day the leak happened we had a plumber there – she called me to ask why he hadn’t also put the ceiling back up….

    Other than the pipe I did all that in less than 2 days solo. Most difficult bit was getting a sheet of plasterboard up the stairs solo and getting the first few screws in whilst trying to hold it up

    I read the OP (about four times) and worked out an estimate of £800 to £1200. I feel happy that PP came to the same conclusion given he’s in the building trade – I am just a drawist.

    Now to see what others guesstimated it as.

    Edit: can I be an estimator with you PP 😂

    Based on the guy I have working on my house at the moment
    £400 + Materials
    I would price him at 2 days ( he is £200 a day), but knowing him he would have it done in 1.

    ( I would pay him for the 2 days though)

    He built a 30 metre featheredge fence for me with 3 rails, gravel boards, dug out the holes, 2 bags of postcrete per post (21 posts) for the grand sum of £500 ( I supplied materials).
    I paid him £600 as he did such a nice job 🙂

    In this case though, it’s all about the location.

    It’s a full shift to do the simplest of tasks in the highlands because the builder doesn’t have anywhere else to send the guy for the rest of the day.

    Are labourers really billed out at £400 a day? Or are you quoting for 2 guys at £200?

    I would have guestimated 1.5 days work at £200 a day for someone who knows what they are doing plus mats plus disposal (as I found out plasterboard is quite expensive to get rid off at the tip)

    I would have been expecting something around the £500 mark, but then again I am routinely astounded by the quotes from the trade and end up doing the stuff myself.

    I wasn’t quoting for anything. I was taking an educated , but back-of-a-fag-packet guess at  what Matt’s quote was.

    My guess was based on knowing where Matts property is , and his lack of available contractors meaning that they’d charge him full days for work that’d only take part of the day…….. a joiner and labourer for  8 hours each to take the ceiling down / dispose of it and put the new one up.

    Half a day for a plumber to investigate and repair the leak, half a day for an electrician to rewire the light .

    A day for a painter to tape and fill and decorate the ceiling.

    4 man days in total.

    Its at least 4 man days: –
    1 to sheet up, remove, investigate, dry out etc
    1 to re-instate and fill joints
    1 to sand and re-fill joints
    1 to sand again, mist coat paint and if lucky second coat
    That’s if it goes well, plus skip and materials.

    There will be one joint its only 1.5 by 2.4m so 2 sheets?

    and I can see if getting expensive if you have to have dedicated trades in to do each part of the job. half a day sparky for a 15min rewire of a light 🙁
