    I had a chimney breast removed from a house.

    Didn’t get building control sign off. (Long story don’t ask.)

    Selling the house.

    Should I go for retrospective building control sign off or indemnity insurance?

    Any experiences?

    If you are selling go for indemnity if the buyer is happy. Cheap and worthless but usually gets the house sold.

    I bought a property with a chimney removed, all the lender was concerned about was whether the remaining stack on the first floor was supported correctly, which cost me £100 for a builder to confirm.

    NB: Don’t ask the builder for a ‘report’ or they may charge more, just get them to summarise the work they provided on the invoice..

    I bought a property with a chimney removed, all the lender was concerned about was whether the remaining stack on the first floor was supported correctly, which cost me £100 for a builder to confirm.

    There is no chimney stack left.

    It’s a bungalow and the complete chimney was removed.

    The buyer is a cash buyer and only had a basic survey carried out, the Mrs mentioned that we had the chimney removed to the surveyor. 🙄

    Now their solicitors are asking for the paperwork. Absolute PITA.
